This is Day 1 – Bob starting the drying process right.

BOB’S DRYING PROCESS – START TO FINISH:

STEP 1 – EXTRACTION
Truck-mount extractor + weighted Rover on carpet, squeegee wand on hard floors. All standing water out. This is 80% of the job.

STEP 2 – MOISTURE MAPPING
Bob thermal cameras + pin meters entire area. Marks wet walls with tape, logs readings. This map goes to insurance – proves what was wet.

STEP 3 – TEAR-OUT (IF NEEDED)
Flood cuts 12″-24″ if drywall is wet over 24hrs, baseboard out, pad pulled if Cat 2/3, wood flooring tented if needed. No hiding moisture.

STEP 4 – EQUIPMENT SET
Bob’s formula for OKC:
1 Air mover per 10-14 linear ft of wet wall
1 Dehu per 800-1000 sq ft (LGR 7000XLi)
HEPA Air scrubber if Cat 2/3 or mold concern

STEP 5 – CONTAINMENT
Poly walls, close HVAC vents in wet area so you don’t push moisture/mold through whole house.

STEP 6 – DOCUMENTATION
Daily moisture logs + photos. Bob checks every 24 hrs, repositions equipment, provides dry report for adjuster.

This is how Bob does it so you don’t destroy the kitchen trying to save it.

Bob’s Tear-Out Order – IMPORTANT

Granite FIRST, then cabinets, then wood floors. Never reverse it.

1. Granite Removal

Granite almost never comes out in one piece if it’s been glued to MDF/particle board cabinets that got wet.

Bob’s method:
• Shut water to sink, disconnect plumbing + disposal + dishwasher
• Cut silicone at backsplash with oscillating tool
• Check if granite is screwed from under or just glued. Most are glued + clipped
• 2-3 guys lift with suction cups. If it’s 2cm granite on wet MDF – expect it to crack. Bob tells customer upfront: 80% crack rate on wet cabinets
• If customer wants to SAVE granite: Bob removes in sections and templates for re-fab. He documents for insurance as “attempted salvage”

Pro tip Bob tells adjusters: Wet MDF cabinets swell, screws pull, granite loses support. Insurance owes for granite if cabinets are non-salvageable.

2. Cabinet Removal

After granite is off:
• Empty all contents – pack-out + inventory if you’re doing full content job
• Remove doors + drawers (labeled if reinstalling)
• Cut caulk line at wall, remove screws from wall cleats
• Wet cabinets: Toe kick is wet, particle board bottom is swollen, back is moldy in 48-72 hrs. Bob marks as non-salvageable
• Real wood cabinets: Can be dried + saved if caught in 24 hrs. Bob pulls toe kicks and runs Injectidry

Bob photographs every cabinet with moisture meter reading – adjuster needs it.

3. Wood Flooring Tear-Out

Hardwood/LVP/Engineered over wet slab:

• Moisture map first – pin meter + thermal. Water under wood travels far
• Bob cuts with circular saw – set depth to flooring ONLY so slab isn’t gouged
• Pull in direction of planks, not against. Less dust, faster
• Check for asbestos mastic if house is pre-1985 – Bob tests before grinding
• Subfloor/slab cleaning – scrape mastic, HEPA vac, antimicrobial if Cat 2/3
• Drying – slab needs to be < 3lbs / 1000 sq ft or < 75% RH before new floors go down. Bob tests with calcium chloride or RH probe.
