Remember, remember…your property this 5th of November! 🎆 Fireworks are great fun, but stray sparks and embers don’t care where they land. Before the sky lights up, here are a few quick checks can help keep your home safe:

🏡 Clear your gutters. Dry autumn leaves catch fire easily, and gutters are right where embers tend to land.
🏡 Check thatched and timber-clad buildings. If yours has a thatched roof or timber cladding, ask your neighbours to set fireworks off well away from it, and keep the hose ready.
🏡 Tidy around sheds and fences. Move garden waste, log piles and anything flammable away from timber outbuildings.
🏡 Build bonfires well away from buildings, trees, fences and overhead cables.
🏡 Test your smoke alarms. It takes seconds and it’s worth doing today just to be on the safe side.

Now that the dust has settled on last week’s Budget, here’s our quick breakdown of what it means for property:

🏡 Stamp duty: No change. Rates and first-time buyer relief stay as they are.
🏡 Landlords: From April 2027, tax on property income goes up to 24%, 44% and 49%, depending on your tax band.
🏡 The “mansion tax”: The High Value Council Tax Surcharge has been reaffirmed for homes in England worth £2m or more. It starts in April 2028 and adds £2,500 to £7,500 a year on top of council tax.
🏡 First-time buyers: A new government-backed scheme for new-build homes, Your First Home, is on its way. The first loans are expected from April 2027.

Have you given in and put the heating on yet?! 🔥 There's always a bit of a debate at this time of year about when it's acceptable to turn the heating back on. Some of us are holding out for as long as possible, while others have already decided that enough is enough!

What we will say is that switching the heating back on can sometimes reveal a few things about your property. For example:

🌡️ Cold spots and draughts can become more noticeable as temperatures drop, potentially highlighting areas where insulation or draught-proofing could be improved.

💧 Condensation and damp can also become more apparent as warm indoor air meets colder surfaces, particularly where ventilation is poor.

🏠 Uneven heating might suggest that your heating system isn't working as efficiently as it should, or that certain parts of the building are losing heat more quickly than others.

Monday morning motivation looks a little different at HCS…! 💃🕺

We always start our Monday mornings with a team game, and our latest challenge involved covering a teammate from the opposing team in as many sticky notes as possible in just 60 seconds. The winner was the player who could 'shake it off' the fastest!

As you can see, some of our surveyors took the challenge VERY seriously…although we're not entirely sure these dance moves will be making an appearance on site anytime soon! 🤣

Sophie was our winner again this week - two weeks in a row!

All in all, not a bad way to shake off the Monday morning blues, although when you love what you do like we do, those Monday morning blues are Monday morning reds 😉

The clocks go back this weekend, and while an extra hour in bed is always welcome, the darker evenings and colder weather are a good reminder that our properties need a little attention before winter sets in! ⏰

There are a few things worth checking at this time of year, whether you're responsible for a commercial building or your own home.

💡 External lighting and security: With darkness arriving earlier, check that outside lights, sensors and security systems are working as they should. Well-lit entrances, pathways and car parks are particularly important.

🍂 Gutters and roofs: Falling leaves, blocked gutters and damaged roof coverings can all lead to problems when the winter rain arrives. A little preventative maintenance now could save a much bigger repair bill later.

🏠 Damp and ventilation: Colder temperatures and increased condensation can highlight problems with damp, particularly in poorly ventilated spaces. Keep an eye out for early warning signs before they develop into something more serious.

It's easy to overlook some of these things when everything appears to be working well, but winter has a habit of exposing problems that have gone unnoticed during the warmer months.

Whilst much of our work at HCS Architecture is contemporary, the scheme featured in this post is a fascinating study in the classical orders.

Designed as a substantial country home in Kent, the house uses a carefully proportioned classical language across both the main building and its pavilion-style garage wing, linked by a colonnaded loggia. The sectional drawing shows how that language carries inside, with arched openings, a sweeping stair and a lower-ground level beneath.

The site sits within an Area of Outstanding Natural Beauty (AONB) and Green Belt, so securing planning permission for a large private house here demanded a rigorous, landscape-led approach.
