Drainage Asset Insight: Before & After 🚧

We shared this industrial estate a little while ago. The surface water drainage was badly blocked with vegetation, silt and debris, so we went back and gave it a proper clean.

We hand-dug to get access to the system, jetted the lines and used the jet vac tanker to clear out the silt and standing waste. The silt trap and pit were fully cleaned out, every gully and channel drain on the neighbouring unit was cleared, and we found the outlet and jetted it through. Everything was flushed, washed down and the waste taken away for proper disposal.

No repairs or rebuild needed, just a proper clean.

It's easy to forget about drainage when it's dry. Once the heavy rain comes, blocked channels mean standing water, access problems and unhappy tenants.

Looking after an estate and not sure what state your drainage is in? Message us or give us a call and we'll come and take a look.

We went looking for a drain… and found a medieval well 👀

We were carrying out a drainage investigation at a historic castle estate in Ayrshire when our CCTV camera dropped into something we definitely weren’t expecting…

An old stone-built well.

We think it could be medieval, although we’d need further investigation to confirm exactly how old it is and what it was originally used for.

The footage is pretty dark in places but then again, we were sending a camera down a well that could be hundreds of years old!

But here’s the really interesting bit…

It’s still working.

Our survey confirmed that the well is taking rainwater from the buildings above.

Old sites are full of surprises. The drawings rarely tell the whole story. Things get altered, connected into, covered over or simply forgotten about.

And sometimes, you find something that’s been quietly doing its job for hundreds of years.

Modern drainage systems can struggle to make it a few decades… this one has been going for centuries! 😅

Without the CCTV survey, you’d never know it was there.

That’s why drainage CCTV isn’t just about finding blockages and broken pipes. Sometimes, you find a little bit of history along the way.

Most surveys find a defect.
This one found a piece of history.

Have you ever come across something unexpected hidden on your property? Tell us in the comments!

Not all inspections go quite to plan… 🐸

During a recent drainage inspection, the Equiflo team encountered a rather unexpected visitor.

Naturally, work stopped while this little chap made his way through — after you, sir! 😂

Just another day in commercial drainage.

Drainage Asset Insight: Access Is Everything

Not every drainage problem starts underground.

Sometimes the biggest challenge is simply gaining access to the system.

This photo was taken during a recent drainage investigation.
Before we could assess the condition of the drainage network, we first had to locate and gain access to the assets. Over time, vegetation, storage, structures and site alterations can make drainage difficult to find and even harder to inspect.

The challenge is that if access points can't be reached, routine inspections and maintenance become much more difficult.

What starts as an access issue can eventually lead to delays when investigations, repairs or refurbishment works are required.

When planning property improvements or site alterations, it's worth considering where your drainage assets are and ensuring they remain accessible.

You can't inspect, maintain or repair what you can't access.

Drainage Asset Insight: Displaced Joints

This displaced joint was picked up during a recent CCTV survey.

The line was still flowing and there were no obvious issues on the surface, but defects like this can quickly become a bigger problem if they're left.

The gap at the joint creates a point where debris can catch and build up, increasing the likelihood of blockages. It can also allow water to enter or leave the system where it shouldn't.

In this case, the site is currently undergoing refurbishment works, so fortunately the defect has been identified at the right time and can be excavated and repaired as part of the wider project.

It's a good example of why drainage systems shouldn't only be looked at when something goes wrong.

Many of the defects we find are hidden below ground and would never be spotted without a CCTV survey.
