Labor Day. Still Inspecting. Still Earning Five Stars.

The final 10% matters.

This attic was packed with stored belongings, leaving extremely limited space to reach the far end. It would have been easy to document the area as inaccessible and move on.

Instead, I spent an extra 15 minutes carefully working my way through.

And that's where I found visible fungal growth and wood deterioration on the underside of the roof sheathing.

For this buyer, those extra 15 minutes mattered. A condition that could have gone undiscovered was identified before closing—giving the buyer an opportunity to investigate further and make a more informed decision.

Sometimes the most important discovery is in the final 10%.
