One of the most common misunderstandings we encounter during real estate transactions is when a buyer, investor, or even an experienced Realtor asks:

“Can you just tell me if I really need a termite/WDO inspection?”

Here is the important part many people do not realize:

In Florida, a WDO (Wood Destroying Organism) inspection is a separate licensed and regulated service from a home inspection. Determining whether visible termite evidence, prior infestation, concealed damage, conducive conditions, or treatment concerns exist is itself part of the WDO inspection process.

In other words, asking an inspector to determine whether a termite inspection is necessary without actually authorizing a termite inspection is essentially asking them to perform part of that licensed service unofficially.

This situation comes up more often than most people realize — and not just with buyers. Even experienced Realtors sometimes encounter this misunderstanding while trying to help clients simplify decisions or reduce costs.

A few important things to consider:
• Older homes often have prior termite history, repairs, inaccessible areas, or concealed conditions.
• Current or recent treatment by another pest control company does not automatically eliminate the value of documentation.
• A WDO report can become an important negotiation tool or documentation resource for investors, renovation projects, insurance considerations, and future resale.

This is why proper agreements and procedures matter. They protect the buyer, seller, Realtor, inspector, and the integrity of the transaction itself.

Electrical Safety Spotlight ⚡️

Here’s a common issue we find during home inspections:
A 20-amp breaker connected to 14-gauge wiring.
To confirm—14-gauge wire should only be on a 15-amp breaker.

When a breaker is oversized, the wire can overheat before the breaker trips, creating a legitimate fire risk. The trouble is, the difference in wire size is so small that most homeowners never see it.
