Hello homeowners.

Since new legislation came in to force recently owners renting out their properties as holiday accommodation now need to provide guest information to the "sisteme de Hospedajes" instead of the old Guardia Civil system. This notice is to reassure Oasis Services owners that their property is listed and information is collected and stored on their behalf to comply with the new legislation.

The proposal to turn off the electricity back up to the solar water in El Oasis has now been officially passed and from May 2025 this will happen.

What does this mean for owners ?
Over recent years we have experienced renters and owners who have lost the hot water supply and our only option to contact MNLegal for them to send a technician to the roof to fix the problem, this has sometimes taken days to happen and has resulted in guest complaints and bad reviews. Once the back up electric heaters are decommissioned this situation will only get worse as there will be no fix available and guests and owners will have to wait for the solar panels to re heat the whole tank. This will not be acceptable for owners or guests and will have an adverse effect on holiday reviews potentially losing income for owners.

What is the solution ?
Oasis Services are offering all Oasis owners a low cost solution to install electric water heaters (boilers/termos) in the utility room of El Oasis apartments which in normal circumstances will be out of use and the hot water from the solar panels will feed the apartments. When this supply fails the electric water heater (boilers/termos) will then be switched into the circuit and the guests will have their hot water supply restored, Once the solar hot water is restored the electric water heater (boilers/termos) will be switched back out of circuit and the feed from the solar will be used again. Our recommendation is that for 2 bedroom apartments we will supply and fit 80 litre tanks and for 3 bedroom apartments 100 Litres. (although the size is of course a decision for the owners). 50 litre tanks will not be sufficient for holiday makers and are likely to result in guest complaints and bad reviews.

Can I wait until May 2025 ?
The answer to this might at first seem like a yes, but owners need to keep in mind that during the months between now and May interruptions to the hot water supply due to cloudy days will happen more often so any bookings made will be at risk of poor reviews and unhappy guests, also as this project needs to be completed in all apartments in El Oasis it is not going to be physically possible to complete all of the installations at the same time in May, even assuming that with such a demand for the water heaters (boilers/termos) they are still available to purchase at that time. It is therefore vital that we stay ahead of the curve in this respect and book the installations in as soon as possible ensuring a smooth transition for our owners.

How much will this cost ?
Oasis Services will provide this service to El Oasis owners at a cost of only €700 inc IVA. A factura will be provided for this service so that the cost can be offset against the tax on your holiday let income reducing the overall true cost to you. (for 100 litre tanks an additional €20 plus IVA will apply due to the extra cost of the larger tank).

Is this only available for Holiday lets?
No we are happy to complete installations for all owners who request our services at the same low cost so that everyone can benefit.

Observations
We have seen posts on facebook of installations already carried out which we believe do not adequately cover the needs of our holiday rental owners. Fitting the tank so that it is permanently in the hot water feed puts 80 litres of potentially cold water between your guests or youselves and the hot water from the solar panels meaning either the heater in your apartment needs to be permanently on at an extra cost or that your guests will need to “run off” 80 litres of water to get to the hot water an extra cost to your community fees. Fitting the tank into the hot water feed with a bypass valve is an improvement on this however if in the future the hot water system is removed entirely owners will need to have the installer back to find a new water feed for their boiler again an additional cost. We at Oasis Services have thought through our installation process to overcome these problems making the most of the existing system while it remains but also future proofing the installation so that no additional work will be necessary if the hot water system is permanently removed in the future.

What do I do Now ?
Don’t delay. It is important that, while the level of booking activity is lower the installation is booked in and completed to avoid as much as possible any potential interference with your holiday rental bookings. A supply of water heaters (boilers/termos) has been set aside currently, to cater for demand this may not be the case moving forward. Fitting the system before the end of this tax year will enable it to be offset immediately against your tax from the income already received rather than waiting until next year’s income is received. Please therefore reply to this email letting us know that you would like to instruct us to carry out the work and we will get you booked in. Please note other than where holiday bookings prevent installation this will be carried out on a first come first served basis.
