🐜 This sealed subfloor had been hiding termite activity for years.

When we opened it up for a preventative termite treatment, this is what we found inside.

Termite mud tubes, resembling stalagmites, scattered throughout the entire subfloor area. The access had been sealed off, which meant this activity had been building undetected for years. 🏠

This is exactly why full subfloor access matters. Sealing a subfloor doesn't protect your home from termites. It removes your ability to detect them early, giving them time to cause real damage.

If your subfloor has restricted access or hasn't been inspected recently, it is worth getting eyes on it.

🏠 "There's no place like home"... until you find what's under the floorboards.

That's the Geelong story doing the rounds, and we see the same thing across WA all the time. Buyers fall in love, sign the contract, then find out something serious was hiding the whole time. Subfloor problems are one of the most common, because nobody looks down there during an open home.

A good, honest inspector is the one willing to pull back the curtain, even when the sale gets awkward. That's the whole point of paying for one.

A pre-purchase inspection happens after the contract is signed and before settlement. It's your window to walk away, renegotiate, or finish the yellow brick road to settlement knowing exactly what you're buying.

🏠 This dislodged roof tile is a water leak waiting to happen.

A great reminder to stay on top of your home maintenance.

This tile has shifted out of position, allowing leaf litter to build up in the roof valley. Over time, that debris traps moisture and increases the risk of water finding its way into the roof space.

Regular roof and gutter maintenance goes a long way toward protecting your home from potential water damage.

Our extensive team of highly experienced registered builders identifies issues like this on every inspection. Catching it early is always the smarter, cheaper option. πŸ”‘

πŸ’§ Are your drains and downpipes doing their job? πŸ’§

In this Pre-Purchase Inspection, the downpipes weren't directing water into the drains as they should, causing excess moisture to pool around the home's foundations. You can even see algae forming on the brick paving where the water is leaking.

While this doesn't seem like a big issue, excess moisture creates the perfect environment for termites, giving them both access and a potential nesting site. 🐜

If your drainage isn't up to scratch, it's best to get advice from a plumber, builder or building inspector to prevent further issues.

What's included in your Building Inspection report?

A building inspection in WA is a thorough assessment of all visible and accessible building elements, conducted by a qualified inspector in accordance with Australian Standard AS4349.1.

The inspection covers the structure, condition, and safety of the home, and results in a written report that identifies defects, safety hazards, and items requiring further attention.

We'll tell you everything you need to know including;
β˜‘οΈ What we inspect
β˜‘οΈ What we don't inspect
β˜‘οΈ What you get in your report

We'll give you a full breakdown in our blog so you know what to expect before you book! Read it here;

Your building inspection report has arrived!

It might be longer and more detailed than you expected. The language, photos, and categories might be confusing but it's no reason to worry!

Our guide will walk you through exactly how to read your report, what each section means, and how to use the findings to make an informed decision before settlement.

The Key Points:
1️⃣ Read the summary page first.
2️⃣ Not everything in the report is a reason to panic.
3️⃣ Major defects have 2 categories; Structural & Non-Structural.
4️⃣ Safety hazards will always require attention.
5️⃣ Try to follow up Further Investigation items before settlement.
6️⃣ Due Diligence items usually refer to extensions or alterations which require council enquiry.

Stop. Read our blog. And relax before you buy!

Watch out! πŸͺš

Our inspector found this defect in the front entry roof void. πŸ”

A rafter had been cut to straighten it, but no fish plate was installed to reinforce the timber. With such a long unsupported span, this becomes a major structural issue that needs repairs to prevent further damage and safety risks. ⚠️

This is exactly why building inspections matter. Catching problems before they turn into costly or dangerous surprises. πŸ’Έ

We handle pests… but this one wasn’t on the schedule! πŸ˜…

Poor Steve got quite the surprise during a subfloor inspection; he turned a corner and found a possum.

We always do our best to be quiet and respectful in occupied homes… but this little tenant wasn’t impressed with being woken up by a torch!

Have you ever wanted to see termites up close?

Now is your chance because these little guys aren’t shy!

While they were busy snacking on a door frame they stopped to pose for the camera.
