Safe to say, this little guy was more interested in making friends than letting us get on with the job!

🏠 You could poke your finger straight through this brand-new roof.

At a recent practical completion inspection, our inspector found a hole in the roof sheeting. The sheet was cut too short to sit under the capping, so daylight (and rain) gets straight in. ☀️

Left unfixed, that can mean wet insulation and stained ceilings after you move in. 💧

It was one of seven NCC non-compliance items found at this handover. Get them fixed before you sign off, not after. That's what an independent practical completion inspection is for.

🐜 Live termites, found in a backyard tree.

At a recent inspection, our inspector found active termites working through a tree and old timber near the pool pump area. Look closely and you can see them in the wood. 🔍

Termites in trees and garden timber close to the house are worth taking seriously. Once established, they can forage out toward the home.

Catching it early means a licensed pest manager can treat the activity and check the home's termite protection. 🙂🏠

Can AI really tell you if there’s a problem with your home? 🤖🏠

We’re seeing more clients using AI to assess building elements by uploading photos and asking if something looks wrong.

The problem? A photo rarely tells the whole story.

AI doesn’t have access to the full context of the property, including engineered drawings, plans, construction details or what’s happening beyond what’s visible in the photo.

While AI can be a great tool for many things, it shouldn’t replace advice from experienced building professionals when it comes to your home.

🏚️ This carport beam has started to roll off its brickwork.

At a recent inspection, the beam above the carport had rolled and the brickwork supporting it had displaced. You can see the gap opening up between the timber and the brick pier. 🔍

That means the beam is failing in its job as a structural component, so it was flagged as a major structural defect needing remedial attention.

The good news? It may be a relatively easy fix for a Registered Builder when it is caught early. 👷🏻‍♂️🔨

Do you know when your defects liability period ends? 🏠

If you're building a new home in WA, the defects liability period is the window after practical completion when your builder must fix defects at no cost to you.

Building contracts must provide at least four months, and many builders offer six to twelve. 📅
