🚩 Before you hire anyone to wash or seal your driveway in Central Florida, there are a few major red flags you need to watch out for.
I'm out on a restoration job today, and it’s a perfect example of what happens when contractors use the wrong materials for our climate. 🚩
If you want to protect your pavers and avoid spending thousands fixing a bad job later, here is a breakdown of what usually goes wrong:
1. Using Cheap Big-Box Store Sealers
Look at the photo of the full driveway. See those patchy, uneven worn spots? That happens when someone uses a cheap, single-part acrylic sealer from a local hardware store. Our intense Florida UV completely burns these products out within 6 to 12 months, leaving the pavers unprotected against oil stains and hot tires.
2. Relying on Polymeric Sand
Look at the separating joints in the paver photo. Polymeric sand works great up north, but it fails miserably down here. Our constant summer downpours keep the joints damp, causing the polymers to soften and wash away. Once the sand is gone, the bricks lose support and start to sag and shift. It also frequently leaves a white, chalky "poly haze" across the surface.
3. Sealing Over a Failed System
You can't just spray a fresh coat of sealer over a failing one, or you'll permanently trap the old damage underneath. In the action shot, you can see our stripping process. We have to apply a specialized solvent to shatter the old acrylic bond, liquefying the degraded plastic layer so we can blast it away and get down to the raw brick.
How to Actually Do It Right in Florida
To make a paver restoration last 3 to 5 years down here, the industry standard has shifted. Instead of pre-treated sands and cheap coatings, the proper method is to use standard, clean joint sand, and then flood-coat the entire driveway with a premium, 2-part catalytic sealer called Surfacelogix Cobble Loc.
Because it's a commercial-grade chemical catalyst, it does a few things differently:
✅ It Breathes: It allows underground moisture to escape freely into the air. It will never trap water beneath the surface, peel, or turn cloudy.
✅ Locks the Sand: It acts like a hardener that penetrates the entire sand joint, essentially gluing the pavers together so they can't shift under vehicle traffic.
✅ Blocks Nuisances: Hardening the joints creates a solid barrier that completely stops w**d growth, prevents ant hills, and stops washouts during heavy storms.
✅ UV Protection: It acts like sunscreen for the brick, preventing the color from fading while shielding it from oil drips.
Every climate is different, and what works in other states just doesn't survive the Florida sun and rain.
