Quick leak detection tip from today’s job in Port St. Lucie 👇

When you see epoxy or pool putty already applied somewhere in a pool, that’s usually not random.

It means someone noticed a problem there before.

On this job, I dye tested multiple pool jets where epoxy had been applied. Two of them looked fine… but the third one had failing epoxy and was pulling in a ton of dye.

That ended up being the source of the leak.

So if you ever see old repairs like epoxy, don’t ignore them — use them as clues and check every similar area around the pool.

If your pool is losing water and you’re not sure why, feel free to reach out.

Just wrapped up a full swimming pool inspection for a customer in the final stages of closing on their home.

We went through the entire leak detection process — including pressure testing all plumbing lines, dye testing, underwater inspection, and checking all equipment — and everything checked out perfectly.

No leaks, no structural issues, and no problems with the equipment.

These types of inspections are a great way to give buyers peace of mind before closing on a property.

If you’re buying or selling a home in Palm Beach County and want to make sure the pool is in good condition, feel free to reach out.

Most people think a pool leak is always in the pool…

But sometimes it’s right here 👇 at the equipment.

Before you start dye testing or tearing things apart, always take a minute to check your pump, filter, and heater while everything is running.

On this job, we found a major leak coming straight out of the pump fitting within minutes — no diving, no pressure testing needed.

Simple check. Big save.

If your pool is losing water, this is the first thing you should check.

Just wrapped up a leak detection where the issue turned out to be separation around a pool return fitting.

At first, nothing obvious showed up with listening or pressure testing — all plumbing lines held perfectly. But during a detailed visual inspection, we found an area around the return line where old epoxy had failed, allowing water to escape.

This is a great example of why a full leak detection process matters. Not every leak is underground — sometimes it’s right at the surface where materials have broken down over time.

Temporary seal applied, but a proper repair will involve reworking the fitting and sealing it correctly.

If your pool is losing water and you’re not sure why, don’t guess.

Completed a leak detection where the issue turned out to be a major structural crack running from the tile line all the way down to the pool floor.

This type of crack can cause significant water loss and requires proper repair — typically draining the pool, sealing the crack with hydraulic cement, and resurfacing or patching depending on the condition.

The good news:
All plumbing lines, lights, and equipment were tested and confirmed to be in good condition.

This is exactly why a full leak detection matters — it allows you to isolate the problem and avoid unnecessary repairs.

Just wrapped up a spa leak detection where the issue turned out to be a major break in the spa jet line right next to the spa shell.

After dye testing, listening, and pressure testing, we narrowed it down and exposed the break near an old palm tree area. This is exactly why a full, thorough leak detection matters — not every leak is obvious until you put the entire process together.

The repair will require opening up the deck, fixing the broken 45° fitting, and pressure testing the line again before closing everything up.

If your pool or spa is losing water and you’re not sure why, don’t guess — get it tested properly.

On this leak detection in Margate, Florida, we found a major break in the skimmer plumbing line — specifically at the bottom elbow directly beneath the skimmer housing.

But finding the leak isn’t the only goal.

The real question is:
👉 Is the rest of the plumbing line still good?

Instead of waiting for repairs and cutting the deck, I used an inflatable pressure testing plug to isolate the line past the break and test the remaining section.

By building the line up to 15 PSI and confirming it held pressure, we were able to verify that the rest of the skimmer line was intact.

This allows the repair crew to focus only on the broken section — saving time, money, and unnecessary demolition.

This was a skimmer plumbing line leak detection we completed in Parkland where the request was very specific:
👉 Find where the skimmer line is broken.

No full-system inspection was requested — just a targeted evaluation of a single plumbing line.

After pressure testing the skimmer line, we saw a clear pressure loss. When air was introduced, water began bubbling up through the deck, and the noise intensified as we worked closer to the skimmer. Based on pressure loss, sound, and surface activity, the break is located very close to the skimmer housing, and possibly even directly beneath it.

This was a straightforward setup with a single skimmer line running directly to the equipment, which allowed us to narrow the break location efficiently and mark the area for repair.

Not every job needs a full leak detection.
We’re happy to take on single plumbing line diagnostics, pressure testing only, or targeted troubleshooting when that’s all that’s needed.

This was a leak detection job in Jupiter where the homeowner wasn’t sure they wanted to commit to a full leak detection.

Rather than pushing a full inspection, I stopped by and spent about 30 minutes doing a limited check using dye testing and a hydrophone to see if anything obvious stood out.

During that time, I was able to identify a significant leak at the skimmer throat. Dye testing confirmed active water loss at the cold joint where the skimmer meets the pool shell. GoPro footage was captured and documented for the homeowner.

I also listened to the entire pool with a hydrophone and did not hear any signs of broken plumbing or other structural issues. No plumbing lines were pressure tested and no scuba inspection was performed, so this was intentionally a limited evaluation, not a full leak detection.

The good news is this is a best-case scenario. Skimmer throat leaks are typically straightforward to repair by grinding out the failed joint and reinstalling hydraulic cement.

This is a great example of how even a short, targeted inspection can still provide real answers without over-selling a full service.

This swimming pool leak detection was performed at a waterfront home in Delray Beach prior to closing, as part of a real estate transaction.

Before the sale was finalized, a full leak detection was conducted to identify any hidden pool plumbing issues that could impact the buyer after closing. During testing, multiple plumbing lines were pressure tested and verified, and a broken pool return line was located and documented. The findings were provided to the buyer and their real estate team so the issue could be addressed before ownership transferred.

Pre-closing pool leak detections help buyers, sellers, and real estate agents avoid unexpected repairs, last-minute negotiations, and post-closing surprises—especially on high-value homes with complex pool systems.

Precision Leak Detection provides independent, documented swimming pool leak detection services for real estate transactions throughout Palm Beach County, including Delray Beach, Boca Raton, Palm City, Jupiter, and surrounding areas.
