In recent weeks, SERVPRO of W. Vancouver / Clark Co. has received multiple cases of water damage caused by leaking AC units. We're going to show you the sources of how AC units leak and cause water damage so that you're more aware on how to prevent water damage in your home.

1.) Clogged Condensate Pipe: A clogged condensate drain line is one of the most common causes of air conditioner water leakage. Over time, this line can become clogged with algae, dirt, dust, and debris. When this happens, the line backs up and overflows from the drain pan, causing the water to leak into your home.

2.) Dirty Air Filter: Did you know that you should change the air filter for your air conditioner every 30 days? A dirty air filter restricts the airflow over the evaporator coil, leading to condensation and water leakage.

3.) Frozen Evaporator Coil: The evaporator coil can clog up over time. Instead of cooling hot air and improving indoor air quality, it gets dirty and slows down as refrigerant can’t pass through the coil into the unit. With no heat to absorb, the coil gets colder and colder until it freezes, and your air conditioning unit stops. When the coil freezes, it creates a large block of ice that, when it thaws, can overwhelm the condensate drain pan, causing water to leak out of the unit and causing water damage.

4.) Disconnected Drain Line: If your drain line is disconnected, your air conditioner will leak water inside your home! The drain pan funnels water into the drain line, but a severed connection leaks water all over instead of leading it outside the house.

As summer heats up in Vancouver, your AC works overtime! Today's tip: Keep an eye on your AC's condensate drain line and indoor humidity levels.

A clogged condensate line can cause water to back up and overflow, leading to ceiling or wall damage, and even mold growth around your indoor unit. Ensure your AC is draining properly (you might see a drip outside from the drain pipe) and consider a hygrometer to monitor indoor humidity.
