Did you know you may not need to pay for your septic service entirely out of pocket? In some cases there are rebates or grants available to help defray the expense of septic maintenance or repair. In cases where an expensive repair or replacement is on the horizon, there are loan options for homeowners on septic as well.

The Savvy Septic Program
In Snohomish County, the Savvy Septic program offers rebates for qualifying services. Some of the covered services include pumping, riser installation, inspections, and minor repairs. The Savvy Septic program also offers grants to low-income homeowners in amounts up to $30,000.00 to help cover the costs of a major septic system repair or replacement.

Homeowner Programs
King County homeowners can avail themselves of a number of programs designed to assist with costly home repairs. Among these are the King County Housing Repair Program, the Habitat for Humanity Home Repair Program, and the USDA Rural Housing Service Program. Each of these options have unique eligibility criteria; more information can be acquired by contacting each of these services.

Craft 3
For homeowners who are not eligible for a low-income grant, there is a program called Craft 3. This program offers low-interest loans to finance a large scale repair or replacement of a septic system.

It is worth exploring these options if you are facing a seemingly insurmountable expense. Further information and applications can be found on either the King County or the Snohomish County Health Department websites.

Homeownership often involves performing periodic tasks to keep your house in order. Just like changing batteries in the smoke alarms or replacing the furnace filter, your septic system needs to be inspected and serviced routinely as well. Establishing a septic maintenance schedule with a reputable service provider is key to the long-term performance of your septic system, and can prevent costly repairs or health hazards. Additionally, it is actually written into state law that homeowners are required to ensure their systems are regularly serviced. Like the old adage states, an ounce of prevention is worth a pound of cure!

Finding the Right Provider
You will want to work with a company who has the appropriate licensing to engage in inspection work and who has a solid reputation in the industry. Consulting your neighbors or reading reviews can help point you in the right direction.

Determining an Appropriate Frequency of Service
There is a range of recommended intervals based on the type of system you own. A basic gravity system only needs to be inspected every 3 years, while a more sophisticated proprietary system needs to be serviced twice a year to keep everything running smoothly. In most cases, having your system inspected annually will do the trick.

Sticking to a Schedule
Even if we have the best intentions in mind, life can always get in the way! That’s why finding a service provider with an automated reminder system can keep you on top of your routine septic maintenance. At The Septic Group, service reminders are issued to you based on your system’s unique needs. You never have to worry about forgetting when your inspection is due!

Are you facing a septic system replacement or a large scale repair? Knowing the steps that are needed to complete the process ahead of time will save headaches along the way and will help manage expectations. It is critical to remember that once a new septic system is in ground, it is meant to last for 40 or 50 years. That’s why a careful and proper approach to septic installation is necessary for long-term performance, and this can take time to achieve. Here is what you can expect from start to finish

Identifying a Failure
In cases where an existing septic system has lived out its useful life, replacement is the only option. If your drainfield was constructed in the 1960s or 1970s, chances are it cannot be rehabilitated. However, it is always a good idea to have an expert evaluate the system to assess whether functionality can be restored with a smaller repair.

Selecting and Hiring a Designer
On-Site designers are licensed at the state level, so they can theoretically operate anywhere in Washington. A list of currently licensed designers in good standing can be found on the Department of Licensing website, but consulting with a septic pumper or inspector will help you narrow down which designers work in your immediate area. Contact The Septic Group to acquire a referral list for designers who work specifically in the King and Snohomish county areas. Once you have hired a designer, they will conduct a soil evaluation on your property to determine the best spot for a new system to be installed. They will then prepare a site plan with drawings that describe characteristics and placement for the new system components. The design packet they prepare is then submitted to the county health department for review and approval.

Review and Approval
Your project will be assigned to a sanitarian working for the county health department. In most cases the sanitarian will also visit your property to ensure the proposed design matches site constraints and code requirements. Once the design is approved, it is valid for a period of 2 years before it expires. The approved design is what you will use to solicit bids for installation.

Selecting an Installer
Septic system installers are licensed at the county level, so inquiring with your local health department will help you verify whether your installer has a current license in good standing. You will also want to make sure the installer carries proper insurance and bonding. When reviewing bids, it is best to select one that is comprehensive and explicitly details all costs, terms, and responsibilities clearly. Just like any other major purchase, you get what you pay for, so the lowest price bid may end up being the most expensive in the long run!

Permitting
Once an Installer is chosen, your septic installation permit will be issued directly to them. Oftentimes there are prerequisites to obtaining the permit, such as a preconstruction conference or recording specific documents.

Installation
Upon receipt of the installation permit, your project can be scheduled. The actual amount of time the work on site will take is unique to each installation. Discuss with your Installer whether you will be able to remain in the house using the facilities while the work is in progress. Installing a septic system is extremely disruptive – for example installing a new septic tank requires excavating a hole large enough to bury a sedan! Be prepared for huge piles of soil or aggregate in the yard.

Inspections and Final Approval
A good Installer will run a newly installed system through a quality control check first before assembling the other parties for final inspection. To obtain final approval both the designer and the sanitarian with the health department need to examine the installation for functionality and to verify that all code requirements were met. It can take some time to get everyone on board for the final inspections, so your yard will be unsightly for a while.

Backfill
After the final approvals are granted the system can be buried and the surface of the ground smoothed over. The resulting area will be bare dirt with some rocks or sticks that may have been churned up during excavation. You can then apply grass seed or sod over the area to help the lawn re-establish itself if desired.

Whether making a purchase of a new home or listing your property for sale, real estate transactions can be both exciting and stressful. The county where the property is located, your individual Purchase and Sale Agreement, and lender requirements all influence exactly what ought to be done at the time of sale. The friendly professionals at The Septic Group are here to help you navigate this process! Here are some factors to be aware of when buying or selling a home on septic.

TOS Inspections
King County has very specific and strict requirements regarding Time Of Sale (TOS) inspections. Inspections are required to be completed and filed within 6 months of title transfer, and must be performed by a licensed On Site Maintainer (OSM.) The as built drawing must also be examined and updated to reflect current site characteristics if needed.

Lender Stipulations
Snohomish County doesn’t have any property transfer inspection requirements at this time. It’s possible that the lender has their own stipulations that must be met before closing. Using a knowledgeable real estate agent who’s familiar with the regulations is essential.

Pumping Isn’t Necessary
Pumping the septic tank is not a county requirement for a home to be sold! It’s a common misconception that pumping is necessary, but it would only be required if there is an apparent problem and the system can’t be fully assessed for functionality without pumping.

Condition Is Not a Requirement
Another common misconception is that the septic system must be fully functional and/or brought up to current code requirements for a sale to be allowed. Unscrupulous service providers will try to upsell riser or filter installations under the guise of it being a requirement. This is not the case according to the local county health departments. Again, lenders may have different requirements, so be sure to do your due diligence.

23/01/2025

In accordance with state law, the Washington Administrative Code 272.246A, which governs the on-site sewage system industry, must be reviewed and updated periodically. Currently the Washington State Department of Health is engaged in the rule revision process and is coming close to having the final draft prepared for legislative approval. Once the state law changes are in effect, local health jurisdictions at the county level can then enact their own policy amendments. There are some key septic code changes that homeowners on septic should be aware of.

Inspections
Beginning in 2027, all homes served by a septic system must have a Property Transfer Inspection completed and filed when the property is sold or when the deed is transferred. As of right now Snohomish County does not have this requirement in place, so prepare for big changes in the real estate industry.

Repairs
There will be a new definition for “Minor Repairs” which clarifies that in some cases the scope of work is limited enough that a permit is not required.

Sewer Hookups
In cases where a connection to public sewer may be compelled, the current metric states that if an available sewer line is within 200’ of any property line the property must hook to sewer. The new standard will be to measure 200’ from the point where the plumbing stub exits the house.

Remediation
Local health departments may develop policies which allow remediation or rejuvenation processes to correct certain problems and failures. Remediation practices that cause harm to the septic system or which result in insufficient soil treatment will remain disallowed.

Need Help with Septic Code Changes in Washington State?
There’s still time to make your voice heard in the rule-making process. Please visit the Washington State Department of Health’s website for more information on how to provide input or commentary. If you have recently bought a home, you probably have a lot of things that need to be taken care of and tasks to check off your to-do list, your septic system being one of them. Knowing some septic system care tips will help you keep your system in good working order for many years to come.

Understand Your System
More so than almost anything else, understanding as much as you can about your system is crucial. You should know things like where the tank is located, where the drainfield is, and where the access points are for pumping. This will help you notice when there is an issue and be mindful of certain things.

Schedule Regular Pumping
Have your septic tank pumped on a regular basis. In general, tanks need to be pumped every three to five years. However, if you have a large household or a smaller tank, you may need to do it much more frequently than that.

Mind What Goes Down the Drain
A big part of septic system care involves making sure that nothing goes down the drain that can damage the system. Avoid anything that isn’t biodegradable. Harsh chemicals and grease can also be a serious issue and can damage your septic system.

Your septic system plays a crucial role in keeping your home clean, safe, and functional. When something goes wrong, it’s tempting to try fixing it yourself to save time or money. However, septic systems are complex, and improper repairs can create bigger problems. In Lake Stevens, relying on experts for septic repairs is always the best choice. Here’s why.

Avoid Bigger, Costlier Problems
When you try to repair a septic system without the right knowledge, you risk making the issue worse. A quick fix might not address the real problem, and small mistakes can turn into expensive repairs down the road. Experts know how to identify and solve the root cause of the issue, so it doesn’t come back. Their experience ensures the job is done right the first time, saving you money in the long run.

Stay Safe and Healthy
Septic systems deal with waste, which means they contain harmful bacteria and toxic gases. Working on a septic system without proper training and safety gear puts your health at risk. Professionals are trained to handle these dangers safely. They also know how to follow local rules and environmental regulations, protecting your family and the environment in Lake Stevens.

Use the Right Tools and Knowledge
Septic system repairs often need specialized tools and equipment. These aren’t things you’ll find in your average toolbox. Without the right tools, repairs can be incomplete or even cause further damage. Professionals have the equipment and expertise to handle any septic issue quickly and efficiently. They use proven techniques to ensure your system works properly and lasts longer.

Protect Your Home’s Value
A faulty septic system can lead to unpleasant smells, soggy spots in your yard, and even contamination of your property. These issues not only make your home less enjoyable but also hurt its value. Expert repairs fix problems before they get worse, keeping your property safe and appealing. A well-maintained septic system shows buyers and inspectors that your home is cared for if you ever decide to sell.

Save Time and Stress
DIY septic repairs can take hours—or even days—of trial and error, and there’s no guarantee of success. Hiring an expert saves you time and gives you peace of mind. Professionals work efficiently to restore your system so you can focus on other priorities. Plus, many companies offer warranties, so you don’t have to worry about recurring issues.

Need a Septic System Expert in Lake Stevens?
Septic system repairs are not a do-it-yourself project. The risks to your health, property, and wallet far outweigh the potential savings. In Lake Stevens, calling the experts ensures your septic system stays in top condition while protecting your home and family. When problems arise, leave it to the pros and enjoy the peace of mind that comes with knowing the job is done right.

22/10/2024

For homeowners in Snohomish who rely on septic systems, keeping them in good working order is essential for the health of your home and the surrounding environment. Over time, septic systems can become outdated or damaged, and knowing when it’s time for an upgrade can save you from costly repairs or environmental hazards. Here are some key signs that it’s time to consider upgrading your septic system.

Frequent Backups
If your drains or toilets are backing up or overflowing frequently, you might need to upgrade your system. Your pipes could be too small or they may be deteriorating. You may also need a new tank that’s big enough to serve you and your family.

Outdated System Design
Older septic systems, especially those installed decades ago, may not meet current environmental standards or may lack the technology to handle modern wastewater needs. If your home has an older system, it may be worth upgrading to a more efficient, environmentally friendly model. Newer septic systems are designed to manage waste more effectively, reducing the risk of contamination to local water sources and improving overall performance.

Signs of System Failure in the Yard
Another clear indication that your septic system may need an upgrade is visible signs of failure in your yard. If you notice wet spots, pooling water, or lush patches of grass near your septic drain field, it’s likely that your system is leaking or has failed. These symptoms can lead to serious property damage and health hazards if left unaddressed. Upgrading the system before it completely fails can prevent these issues and protect your property value.

Upgrading your septic system when necessary helps ensure your home remains safe, functional, and environmentally friendly. This is where The Septic Group in Snohomish comes in. 24/09/2024

Septic systems are vital for homes in Lynnwood that aren’t connected to municipal sewage lines. However, during the winter months, cold weather can pose unique challenges to these systems. Freezing temperatures can cause pipes to freeze, slow down the natural bacterial processes in the septic tank, and even lead to system failures if not properly maintained. Understanding how to care for your septic system during winter ensures it continues to function efficiently and helps prevent costly repairs.

Insulate Your Septic System
One of the most important steps in winterizing your septic system is ensuring it is properly insulated. This helps prevent the pipes, tank, and drain field from freezing. In Lynnwood, where temperatures can drop below freezing, adding an extra layer of insulation, such as straw or mulch, over the septic tank and drain field can help. You can also let grass grow a bit longer over the system, which naturally insulates the ground. Taking these steps early in the season will help your septic system stay warm and prevent freezing.

Monitor Water Usage
During the winter months, it’s important to avoid overloading your septic system with excess water. Cold weather can slow down the system’s ability to break down waste, so spreading out water usage throughout the day and avoiding heavy water use in a short time period is beneficial. Simple actions like using high-efficiency appliances, repairing leaky faucets, and spreading out laundry loads can help maintain a balanced flow through the system.

Pump the Septic Tank Before Winter
If your septic tank is nearing capacity, it’s a good idea to have it pumped before the winter season. A full tank is more susceptible to freezing in cold weather, which can cause blockages or backups in your home. By scheduling a septic tank pumping service before winter hits in Lynnwood, you can prevent freezing issues and ensure your system has enough space to continue functioning efficiently throughout the colder months.

Keep the Area Above the System Clear
Heavy objects or vehicles should never be placed or parked over the septic system, especially during the winter. The added weight can compact the soil and damage pipes or the septic tank, making them more vulnerable to freezing. In Lynnwood, where snow and ice can accumulate, keeping heavy snow piles off the septic tank and drain field is equally important to prevent excess pressure on the system.

Avoid Using Antifreeze or Harsh Chemicals
Some homeowners might think using antifreeze or harsh chemicals will help prevent freezing in their septic systems. However, this is not a good practice. These substances can harm the natural bacteria in the septic tank that break down waste. Instead of using chemicals, focus on keeping the system properly insulated and maintaining regular care practices. In Lynnwood, septic systems rely on those bacteria to keep everything functioning smoothly, so it’s essential to avoid anything that could disrupt the balance.

Watch for Signs of Trouble
During the winter months, be on the lookout for warning signs that your septic system may be in trouble. Slow drains, gurgling sounds from the plumbing, or foul odors near the drain field or septic tank can indicate potential issues. Addressing these problems early can prevent bigger, more expensive repairs later on. If you notice any of these signs in your Lynnwood home, it’s best to contact a septic system professional as soon as possible.

Need Septic System Care in Lynnwood?

26/08/2024

Purchasing a home is a significant investment, and when that home relies on a septic system, there are additional factors to consider. Septic systems are critical to a home’s plumbing, especially in areas like Snohomish, where many properties are not connected to municipal sewer lines. Before you finalize your home purchase, it’s essential to understand the importance of septic system inspections. Here’s what you need to know.

Why Septic System Inspections Are Crucial
A septic system is responsible for treating and disposing of household wastewater, and if it’s not functioning properly, it can lead to costly repairs, environmental hazards, and health risks. An inspection ensures that the system is in good working order and can handle the wastewater demands of the home. Without an inspection, you could unknowingly purchase a home with a failing system, leading to unexpected expenses and potential damage to your property.

What a Septic Inspection Involves
A comprehensive septic system inspection involves several steps, each designed to evaluate the condition of the system thoroughly. A licensed inspector will typically start by examining the property records to gather information about the age and location of the system. They will then check the septic tank, distribution box, and drain field for signs of damage, leaks, or blockages.

The inspector may also perform a dye test, which involves flushing a dye down the drains to see if it surfaces in the yard, indicating a potential problem with the system’s drainage. Additionally, they will check the system’s components for proper function and ensure that the tank has been pumped recently. The inspection might also include a percolation test to assess how well the soil absorbs water, which is crucial for the drain field’s effectiveness.

Timing of the Inspection
It’s important to schedule a septic system inspection early in the home-buying process, ideally during the due diligence period. This timing allows you to address any issues before closing on the property. If the inspection reveals significant problems, you may need to negotiate with the seller for repairs or a reduction in the purchase price, or even reconsider the purchase altogether.

Understanding the Inspection Report
After the inspection, you’ll receive a detailed report outlining the condition of the septic system. The report should include information about the system’s age, maintenance history, and any potential issues that were identified during the inspection. Pay close attention to any recommendations for repairs or upgrades, as these can impact your decision to move forward with the purchase.

If the report indicates that the system is nearing the end of its lifespan or requires significant repairs, consider the costs involved. Septic system replacements or major repairs can be expensive, so it’s important to factor these potential costs into your home-buying budget.
