Some commercial pools must be emptied for the winter to prevent structural damage from freezing water, hydrostatic pressure, and ground movement, especially if they have plaster finishes that can be damaged by cold water etching. Large concrete pools are less likely to float out of the ground when empty compared to smaller residential pools.
Reasons for Draining Commercial Pools
Freezing Water Damage:
Water left in pipes, the skimmer, and pump can freeze and expand, cracking the PVC pipes and damaging the equipment, which can be costly to repair. If you prep & paint every year as well as prep & patch loose plaster/cement in a large volume commercial pool, its best to winterize the pool, plumbing, skimmers, inlets, main drain & all the equipment while leaving the pool empty.
In addition, use a non toxic swimming pool/spa antifreeze after you evacuate all the water in the plumbing, equipment and filtration systems.
If your pool is equipped with hydrostatic pressure relief valves in the main drains, make sure they are opening & closing properly when you winterize and then again in the spring before prepping for summer.
