📘Summary📖

Objective:
Develop a cutting-edge storage unit facility in Door County that integrates secure private smart-storage, residential living, professional workspaces, wellness amenities, pet-friendly features, community-oriented conveniences, offer Packerland Property Services “Big Cheese Club” Packages, create worker housing, and provide excellent service to our customers.

Location:
Anywhere in Door County north of Sturgeon Bay. The site must include extra acreage for future expansions and a dedicated Packerland debris management + compost area. Future scaling to additional locations statewide.

Key Components:
◦Hybrid live/work environment with full apartments above each garage/storage unit.
◦Units available for commercial use.
◦Interior loft in each apartment for multiple bedrooms, office, studio, or flexible uses, nearly doubling usable living area.
◦Covered rooftop decks with year-round usability above each unit.
◦100% waterproof garage interiors enabling pressure washing, vehicle/boat detailing, fish/game processing, art projects, or any messy activity without damage or difficult cleanup.
◦Advanced ventilation/filtration systems supporting safe painting, welding, woodworking, laser cutting, and other fume-producing or particulate-producing work. Necessary to protect tenants in upstairs apartments and neighbors, too.
◦Exclusive tenant amenities: Community Packer-themed lounge, indoor pool, wellness zone (sauna + cold plunge tubs), miniature fenced dog park, automatic bonfire pit, outdoor big-screen game projections, winter skating rink + ski/snowboard park with tow rope, outdoor ice bar, and other odds and ends.
◦Murals that are visible from the sky, with matching landscaping. At ground level this effect isn’t noticeable, in the sky, it is unmistakable.
◦Small cedar farm planted in an infinity symbol to provide cedar limbs for the Scandinavian Dance Festival on Washington Island each year, also doubling as art visible from the sky.
◦Debris disposal station for Packerland Property Services operations
◦Large Packerland Property Services HQ. Includes: Storage, office, store, repair shop, light-duty manufacturing center, art studio.

Proposal:
We independently own, develop, and operate the facility. Seeking strategic guidance from concept to launch/expansion. In exchange: profit sharing, discounted Packerland services, priority access/reservations, Packerland “Big Cheese Club” alignment, and other mutually beneficial arrangements.

◦We will handle all operational work and continue advancing skills in business, finance, and app/website development for long-term automation and digital integration.

Future Reciprocity:
◦As skills grow, we will provide high-level strategic insights on automation and operational efficiency for partners and their networks, tailored to their operations. As well as any other inquiries unrelated to autonomous efficiencies.

Development Timeline:
◦Phased rollout over 2-5 years for full amenity buildout; statewide expansion and potential national/international scaling with region-specific themes.

Site Requirements:
◦50+ acres: sufficient for future buildings, dog park, shared tool shed building, seasonal skating rink/snow park, Packerland debris management area, attractive fencing + automatic gate, and more.

Unit Sizes:
◦Minimum approximately 30’ × 30’;
◦Maximum approximately 60’x80’
◦Custom configurations and sizes available, built-to-spec.
◦3+ year lease required.

Storage Unit Design, Ground Level (Garage/Workspace):
◦Fully climate-controlled with 100% waterproof interiors (sealed walls, floors, drains) for extensive pressure washing and water exposure.
◦Advanced ventilation/filtration system (high-capacity exhaust fans + HEPA filters) for safe fume/particulate management (painting, laser cutting, welding, woodworking, woodburning, etc.).
◦Additional amenities available such as retractable vehicle exhaust vacuum tubes, toolboxes, mezzanines, pallet racking, shelving, and other warehouse and shop infrastructure.
◦Retractable sliding screen garage door for bug-free summer use.
◦Power, insulation, heat, HVAC, lighting, water, WiFi, retractable electric pressure washer, retractable vacuum hose, retractable compressed air hose.

Apartment Unit Design, 1st Level Above Storage Unit:
◦Full apartment directly above each storage unit with kitchen, bathroom, living room, closets, bedroom(s), and compact fireplace/wood stove.
◦Positive-pressure HVAC to isolate airflows from garage below.

Apartment Unit Design, Interior Loft, 2nd Level Above Storage Unit:
◦Large loft inside apartment for multiple bedrooms, office, studio, creative space, or additional storage.

Rooftop Deck Unit Design, 3rd Level Above Storage Unit:
◦Covered deck with pergola or solid roof, railings, seating, weather-resistant flooring.
◦Accessed via interior stairs; year-round usability with scenic views.
◦Removable all-weather screen or plastic walls available for bug-free and snow-free use... conveniently installed and uninstalled by Packerland, if desired. We can access the rooftop deck from outside the building using specialized equipment, if desired.

Individualized Aesthetics:
◦Unique exterior mural, color scheme, and theme per unit.
◦Large-scale murals visible from aircraft with matching landscaping extending from buildings… Unrecognizable from ground level but unmistakable from the sky.
◦Future expansions in other states adapt region-specific themes.

Private Backyard Fire Pits:
Small backyard behind each unit with raised fire pit; permanent stone fire pits installed by Year 5.

Central Bonfire Pit:
◦Automatic safe ignition (1-hour daily standard).
◦Free monthly credits for extended use with ability to privately reserve, modest fees once initial credits used; total cost fully included by Year 5. Curbs wasteful use.
◦Reservations for private gatherings available via app.
◦BBQ grills, seating, bonfire, etc. cleaned weekly by Packerland.

Wellness Zone (Near Bonfire):
◦Outdoor sauna (4 to 6 person) and 1 to 3 cold plunge tubs. Outdoor hot tub (12-16 person).
◦Ambient lighting, benches.
◦Permanent Tiki-Torch style lights, igniting when turned on and automatically extinguishing when not in use.
◦Reservable for private sessions via app.
◦Free monthly credits for extended use with ability to privately reserve, modest fees once initial credits used; total cost fully included by Year 5.

Miniature Fenced Dog Park:
◦Secure fencing, agility equipment, waste stations, seating.
◦Reservable via app for private use.

DoggyBus Program (Future Expansion):
◦Optional service starting with on-site apartment dogs.
◦Expands to pickup pups en route to larger off-site park or destination.

Packer-Themed Unit & Pool Lounge (Future Expansion):
◦Storage Unit near community area (Bonfire + Wellness Area) converted to pool room.
◦Heated indoor pool (25’ × 35’+) with Upstairs Apartment/loft converted into overhead lounge.
◦Packers-themed décor, murals, memorabilia, large TVs, espresso bar, wood stove, miniature alcohol and cannabis serving bar in a secured room requiring 21+ access to enter. Staffed by Packerland during gameday.
◦Reservable for private tenant sessions via app.
◦Reservable to public for exclusive events, contingent upon tenants voting in favor of the additional income for the facility at the expense of using the lounge themselves. If any tenants wish to use the lounge for their own private gatherings that may conflict with public reservations, we will opt to private reservations instead. We are happy to share, but we are not here to be overrun.

Seasonal Features:
◦Outdoor big-screen projection of Packer games.
◦Winter: Ice skating rink + ski/snowboard park with tow rope.

Shared Tool Shed Building:
◦Ground level: Bookable professional tools (lifts, welders, power equipment).
◦Upper level: Hand tools and community appliances (3d printers, laser cutters, etc)

On-Site Recycling/Scrap Area:
◦Organized bins integrated with Packerland resource recovery.
◦Repurpose materials, recycle materials, sell materials, etc.

Scheduled cleaning by Packerland in the common/wellness area and parking lot All property maintenance included, community tool shed, pool + lounge access, everything conveniently manageable via app.

Packerland Integration:
◦Maintenance, firewood delivery, waste management, residential cleaning services, “Big Cheese Club” shuttle driver, storage stocking support, and more for dual-efficiency.
◦As Packerland grows office/shop staff, on-site employees can provide immediate on-site support.

Weekly/Daily Local Goods Delivery (Year 5):
◦Automatic delivery of fresh pastries, local produce, specialty/seasonal items from nearby bakeries/stores. Company driver collects from a list of locations each morning, delivering to a specially designed private drop-box per tenant.

Tiered Amenity Packages (Year 5):
◦Multiple tiers with bundled amenities; goal of single predictable rate eliminating micro-transactions and decision fatigue, elimination of credit system for simple all-inclusive flat rates.

Packerland Property Services “Big Cheese Club”:
