🪴 We worked in Lenoir this morning furniture staging an unoccupied beautiful new construction house.

🏡 This house has an open floor plan, which I love! The kitchen, dining room, and the livingroom are in one large area. I love staging big areas, you can separate spaces with rugs, furniture, decor, and pictures!

🌹 It's amazing what staging brings to a home! When you walk through the front door, it's definitely a WOW FACTOR! It's warm, inviting, beautiful, cozy, and comfortable! Have a seat at the dining room table, at the island on a bar stool, or on the comfy sofa set and picture your family living here! Staged houses sell quicker than empty houses!I'll post more pictures at the end of the week!

🪴I met the realtors and the homeowners at this gorgeous occupied home in Newton. I made several recommendations for painting, updating the bathrooms, and landscaping. I also sent online links for bedding. I tagged everything that I wanted removed from the house.

✨️ I brought in my staging after they completed my recommendations.

🏡 Decluttering and staging these houses that families live in are vital to do BEFORE listing!! The mls pictures need to be outstanding and picture perfect. You want potential buyers to remember your house in a good way! Appearance is EVERYTHING! I've seen some mls pictures that I can't believe the realtor would ever put them on the market looking like a mess! You have to be PATIENT and trust the process!

🪴 Another beautifully furniture staged unoccupied house in Newton, staged by me! 😁

🏡 Amanda Stokes Real Estate Broker, listing agent, with Re/Max Legendary asked me to meet her homeowner at this property to see what recommendations I would have to help it sell. They took this property off the market and listed it with Amanda. We had the fireplace and built-ins painted green to add color to the room, light fixtures removed and replaced, and we added a refrigerator to the kitchen.

🌳 Outside we had the front porch floor painted, stumps removed, colorful bushes planted in front of the house and a few small repairs. I love troubleshooting houses! Making simple changes that will make a huge impact selling! The homeowners were an absolute pleasure to work with! They did everything that I recommended plus some!

🌹 I added stylish furniture in the livingroom, dining area, and the master bedroom. It's warm, inviting, and colorful! I added satin sheer curtains, colorful rugs, greenery, pictures, boho decor, bar stools, and shower curtains. The dining area has a gorgeous fireplace and built-ins, the green accents set it off! Every house is different, some are all the same neutral color, some are harder to place furniture in than others. That's where staging comes in! I bring color and beauty and it shows the potential buyer how they can place their furniture! Staged houses are always remembered over the empty houses! This lovely home is move in ready, you can even purchase the furniture! 🏘

🪴 I met the homeowner and realtor at this adorable house in Newton to troubleshoot and prep for furniture staging.

✨️ It was previously listed, they changed realtors. I made several recommendations, the homeowners were amazing to work with, they did everything that I asked, plus some!

🏡 I'll post the beautiful pictures of the staging this weekend! Just a sneak peak of how staging can change an empty bland house! Curb appeal is vital, the outside needs to look as good as the inside! First appearance matters!

🏡 We have had so many furniture staged houses go under contract! We have picked up 5 houses in the past 2 weeks! Furniture staging empty houses makes such a huge difference in selling your home! It completely changes the appearance of an echoing empty, bland house. It brings warmth, color, comfort, and beauty! Potential buyers will remember the staged house over the rest!

✨️ We also stage and declutter houses that families are living in while they are on the market! These houses stand out above the rest! I bring in my beautiful decor, sheer curtains, and rugs!

🌹 Another beautiful occupied home that we decluttered and light staged in my favorite neighborhood, Governor's Harbour. This is a large home, with 4 levels. On our first visit we went room by room, level by level, tagging furniture and clutter that I wanted the homeowners to remove and put in storage. The homeowners understood their assignment, and they did an amazing job! Everything that I suggested and requested they did! I love working with realtors and homeowners that understand the importance of the appearance of listing their houses! It's a WIN, WIN, the mls pictures look stunning, which that's what attracts your potential buyers! When potential buyers walk through the front door, they see warmth and beauty, they will remember your house! 🏠

🪴 On staging day, I brought in pictures, decor, greenery, sheer curtains, baskets, and flowers. I decorated room by room. I also used some of the homeowners decor and pictures. We rearranged furniture in a couple of rooms, so the rooms would look bigger! Staging made this house POP! The livingroom has beautiful built-ins, one of my favorite things to do is decorating bookshelves! I think my favorite room is the formal dining room, it's SWEET! Staging sells houses!
