e 1960’s, Israel’s son, Sam, relocated the operations into Sidney, Ohio. Then, in the 1970’s Sam’s son Gary was brought into the family business and expanded into uniform and rug rental. In 1984, Gary and his wife Dee started a Janitorial Company.

1984
Clean All Services Gary and DeeClean All Services started in March 1984 in the family den of Gary and Dee Shuchat’s home on South Main Street in Sidney, Ohio. Having grown up in the dry cleaning business, Gary knew cleaning chemicals and their uses. The budding entrepreneurs taught themselves how to do floor work, carpet cleaning, and general janitorial tasks. The focus of the business was on residential cleaning and carpet cleaning. However, they soon picked up their first nightly office-cleaning customer, Baumfolder Corporation. Stolle Corporation, Peerless, Thermoseal, and Copeland Corporation were soon to follow. The employment level during 1984 was Gary and Dee, with occasional help from their four children.

1985-1989
Clean All Services 1985 Building. Starting in 1985, Clean All Services leased a small building behind Franklin Avenue for operations and storage. Besides increasing our commercial and residential cleaning business, we started doing emergency work when a roof blew off the offices of the Brooklyn Avenue building of Copeland Corporation. In 1989, Gary and Dee purchased the property at 825 W. Russell Road. This acquisition allowed the business to grow and have space to have our first company-wide meetings. Clean All Services EmployeeClean All Services during this time was able to employ some very valuable people who contribute to Clean All’s success. We thank Paul Brunswick, Marilyn Belt, Aaron Nason, Becky Nason, Barb Teague, Wilma Heistermann, and Margaret Humphris for joining the Clean All family during the 1980’s. Employment level at the end of 1989 was 43.

1990-1992
Clean All Services Carpet CleaningClean All Services purchased our first carpet van in 1990. Before then the carpet cleaning was done with small portable units. Pictured above is our newest van. Clean All Services CBSE CertificationAlways trying to learn from others, Clean All Services joined the Building Service Contractors Association International, an international trade organization. Gary Shuchat in 1991 passed the equivalent of the janitorial bar exam, and received his CBSE certification. Industrial and commercial business was increasing so well that it was decided to discontinue residential cleaning in 1992. The employment level at the end of 1992 was 79.

1993-1997
Clean All Services Steven ShuchatIn 1993, a young Boy Scout executive returned home to Sidney and joined the company business. His name was Steve Shuchat. Steve, one of those fore-mentioned children, begins his journey through Clean All Services leadership. Clean All Services Snow PlowAt Clean All Services, when a customer speaks, Clean All Services listens and responds. Snow removal became a part of our expanding services. Ceiling and wall cleaning, light fixture cleaning and replacement, after-construction clean up, and complete office furniture moving and set-up became a part of the business. We even feed swans! This expanding service menu required Clean All Services to set up a Special Projects Division to handle the special needs of customers. The employment level at the end of 1997 was 104.

1998-2002
Steve Shuchat, now having five years under his belt with increasing responsibility, Gary and Dee decided it was time to semi-retire and promoted Steve to President. The company pitched together and got them their first motor home for their retirement. Clean All Service AreaCarol Snider, who also increased her responsibilities over the years, was promoted to Vice-President of Operations. Gary Gibson was hired as General Manager, concentrating on sales development. This new management team under Steve expanded the service area well beyond the Shelby County area causing the creation of area supervisors. Steve in 2001 received his CBSE certification. The employment level in 2002 was 147.

2003-2004
Clean All Services 2003 BuildingIn September of 2003, after experiencing continuing growth of 10-12%, and being suffocated of space at the Russell Road facility, we moved to our current facility at 324 Adams Street. This physical plant instantly tripled our usable space with seemingly unlimited space for further growth. Clean All Services is proud of its refurbished offices and work place. We look forward to being here for many years to come and being a quality, growing company serving west central Ohio. Employment level at the end of 2004 was 178.

2005-Present
Clean All Services continued to grow until the middle of 2008, when like many other companies, they were impacted by the recession. Our employment level peaked at about 260 in 2008. By the end of 2011 Clean All Services was able to replace all the lost business and grow to employment levels of about 280.

The workplace performance gap.

It’s that frustrating space between what was promised in a sales meeting and what actually happens on your facility floor. For many Ohio facility managers, closing that gap feels like a second full-time job.

But it shouldn’t be.

Since 1984, Clean All Services has bridged this gap through one non-negotiable standard: Dedicated Account Management.

National vendors offer 1-800 numbers and a prayer. We provide a local partner.

Our account managers are your eyes and ears on the ground across Dayton, Cincinnati, and West Columbus. They don’t just "check boxes": they own the outcome. By proactively managing our background-checked teams and anticipating needs before they hit your inbox, we eliminate the need for micromanagement.

It’s about Stewardship and Integrity.

When you have a single point of contact who understands your operational excellence goals, reliability becomes the baseline, not the exception. You get your time back and peace of mind.

If you’re tired of managing your cleaning crew more than your facility, it’s time to close the gap.

Pay attention to the consistency. Your facility deserves it.

Asset preservation is an investment. Not an expense.

Your flooring is one of your facility’s largest capital assets. Whether it’s high-traffic LVT, luxury carpet, or polished concrete, replacement costs far outweigh the cost of consistent stewardship.

At Clean All Services, we view floor care through the lens of Operational ROI.

Dirt and grit are the enemies of longevity. Without expert maintenance, they act like sandpaper, eroding finishes and fibers. Once damage is visible, the asset's integrity is often already compromised.

We focus on proactive schedules, not reactive fixes.

As a regional specialist, we have skin in the game. For facility managers in Dayton, Cincinnati, and Columbus, a clean building isn't just a "look": it’s a reflection of your management and a protection of your bottom line.

It’s the difference between a vendor who empties the trash and a partner who safeguards your facility’s health.

Check your entryways today. Are they being maintained, or just cleaned?

Protect your investment.

Who is in your building at 2 AM?

It’s a question that keeps facility managers up at night. Especially in high-traffic or compliance-driven environments like banks and schools. You aren't just looking for a clean floor; you’re looking for security.

At Clean All Services, we believe that peace of mind starts with the person holding the key.

Every member of our team is fully background-checked and professionally trained. We don’t just hire for the job; we hire for character. Integrity is one of our core pillars. It’s what allows us to serve the Dayton, Cincinnati, and West Columbus areas with such pride.

When you manage a large facility, the last thing you should worry about is the reliability of your janitorial crew. We take the "micromanagement" out of the equation. We provide dedicated account managers to ensure clear communication and consistent quality.

Our people are our greatest asset. Because they are your greatest protection.

Trust the process. Trust the people.

Keep your office clean and your mind at ease.

In facility management, the "Proof Gap" is the space between a service being promised and a service being verified.

For many property managers, "trust but verify" is a time-consuming manual task. At Clean All Services, we bridge that gap through technology and transparency.

Our digital quality reporting moves beyond the basic checklist. We provide our clients with:
✅ Real-time verification of completed tasks.
✅ Photo-backed inspection reports.
✅ Trend analysis to identify and address issues before they escalate.

By integrating data-driven accountability into our daily operations, we provide facility directors in Dayton, Cincinnati, and Columbus the most valuable asset of all: peace of mind.

Strong cleaning shouldn’t come with strong fumes.

Sustainability is the standard.

In Ohio’s commercial spaces, eco-friendly cleaning isn’t just about checking a “green” box. It protects the people who use the building every day: staff, students, tenants, and visitors.

What that looks like in the real world:
• Green-certified products selected for performance and occupant comfort
• Proper dilution and dispensing to reduce waste and residue
• Smarter supply management to cut overuse (paper, soap, liners, gloves)

Less waste.
Cleaner air.
More confidence in your facility( without micromanagement.)

When you’re managing a large facility, the last thing you need is a game of phone tag with a national corporate office just to get a trash can emptied.

Since 1984, Clean All Services has been the local alternative to the "national red tape." Based right here in Ohio, we serve Dayton, Cincinnati, and West Columbus with a focus on direct communication and accountability. When you work with us, you get a dedicated account manager who knows your building: not a call center.

Reliability isn't just a buzzword for us; it’s our 40-year track record. 🏢✨

High-tech infrastructure requires more than a high-level wipe down.

Ohio is rapidly becoming a premier hub for data centers and technology firms. These facilities are the backbone of our modern economy, demanding precision, reliability, and absolute operational continuity.

At Clean All Services, we support the specialized infrastructure that keeps our region moving. From the technical requirements of sensitive tech environments to the rigorous standards of high-traffic commercial hubs in Dayton, Cincinnati, and Columbus, our approach is grounded in excellence.

Large national providers often struggle with the nuance of local accountability. We don't. As a regional specialist since 1984, we have "skin in the game." Our account managers aren't miles away; they are on-site, ensuring your facility remains compliant and pristine.

We believe stewardship starts with the details. When you trust us with your facility’s maintenance, you’re gaining a partner dedicated to your long-term success.

Keep your focus on innovation. We’ll keep the foundation clean.

The landscape of Ohio’s commercial real estate is evolving. From the surge of data centers in West Columbus to the expansion of high-tech manufacturing in the Cincinnati-Dayton corridor, the requirements for facility maintenance have never been more precise.

At Clean All Services, Inc., we don’t just clean for appearance; we clean for compliance and operational continuity. Managing high-traffic or specialized environments requires a partner who understands the stakes of static control, air quality, and rigorous sanitation standards.

With over 40 years of regional expertise, we adapt our protocols to meet the sophisticated needs of today’s facility managers. Whether you are overseeing a single site or a multi-location operation, we provide the technical reliability your infrastructure demands.

Keys. Codes. Closets.
A janitorial team touches more access points than most vendors ever will.

That’s why facility security isn’t just cameras and keycards.
It’s people.

Here’s the link we see every day:
1) Background checks help ensure the right people are on-site.
2) Real employee support helps keep the right people on-site.

Stable teams reduce turnover.
Lower turnover reduces “new faces,” re-keys, and constant retraining.
And that’s where long-term reliability lives.

Integrity, humility, excellence, stewardship: done the unglamorous way.
Consistently.

If your cleaning program feels “busy” but not “secure,” pay attention to that feeling. It’s data.
