e 1960’s, Israel’s son, Sam, relocated the operations into Sidney, Ohio. Then, in the 1970’s Sam’s son Gary was brought into the family business and expanded into uniform and rug rental. In 1984, Gary and his wife Dee started a Janitorial Company.

1984
Clean All Services Gary and DeeClean All Services started in March 1984 in the family den of Gary and Dee Shuchat’s home on South Main Street in Sidney, Ohio. Having grown up in the dry cleaning business, Gary knew cleaning chemicals and their uses. The budding entrepreneurs taught themselves how to do floor work, carpet cleaning, and general janitorial tasks. The focus of the business was on residential cleaning and carpet cleaning. However, they soon picked up their first nightly office-cleaning customer, Baumfolder Corporation. Stolle Corporation, Peerless, Thermoseal, and Copeland Corporation were soon to follow. The employment level during 1984 was Gary and Dee, with occasional help from their four children.

1985-1989
Clean All Services 1985 Building. Starting in 1985, Clean All Services leased a small building behind Franklin Avenue for operations and storage. Besides increasing our commercial and residential cleaning business, we started doing emergency work when a roof blew off the offices of the Brooklyn Avenue building of Copeland Corporation. In 1989, Gary and Dee purchased the property at 825 W. Russell Road. This acquisition allowed the business to grow and have space to have our first company-wide meetings. Clean All Services EmployeeClean All Services during this time was able to employ some very valuable people who contribute to Clean All’s success. We thank Paul Brunswick, Marilyn Belt, Aaron Nason, Becky Nason, Barb Teague, Wilma Heistermann, and Margaret Humphris for joining the Clean All family during the 1980’s. Employment level at the end of 1989 was 43.

1990-1992
Clean All Services Carpet CleaningClean All Services purchased our first carpet van in 1990. Before then the carpet cleaning was done with small portable units. Pictured above is our newest van. Clean All Services CBSE CertificationAlways trying to learn from others, Clean All Services joined the Building Service Contractors Association International, an international trade organization. Gary Shuchat in 1991 passed the equivalent of the janitorial bar exam, and received his CBSE certification. Industrial and commercial business was increasing so well that it was decided to discontinue residential cleaning in 1992. The employment level at the end of 1992 was 79.

1993-1997
Clean All Services Steven ShuchatIn 1993, a young Boy Scout executive returned home to Sidney and joined the company business. His name was Steve Shuchat. Steve, one of those fore-mentioned children, begins his journey through Clean All Services leadership. Clean All Services Snow PlowAt Clean All Services, when a customer speaks, Clean All Services listens and responds. Snow removal became a part of our expanding services. Ceiling and wall cleaning, light fixture cleaning and replacement, after-construction clean up, and complete office furniture moving and set-up became a part of the business. We even feed swans! This expanding service menu required Clean All Services to set up a Special Projects Division to handle the special needs of customers. The employment level at the end of 1997 was 104.

1998-2002
Steve Shuchat, now having five years under his belt with increasing responsibility, Gary and Dee decided it was time to semi-retire and promoted Steve to President. The company pitched together and got them their first motor home for their retirement. Clean All Service AreaCarol Snider, who also increased her responsibilities over the years, was promoted to Vice-President of Operations. Gary Gibson was hired as General Manager, concentrating on sales development. This new management team under Steve expanded the service area well beyond the Shelby County area causing the creation of area supervisors. Steve in 2001 received his CBSE certification. The employment level in 2002 was 147.

2003-2004
Clean All Services 2003 BuildingIn September of 2003, after experiencing continuing growth of 10-12%, and being suffocated of space at the Russell Road facility, we moved to our current facility at 324 Adams Street. This physical plant instantly tripled our usable space with seemingly unlimited space for further growth. Clean All Services is proud of its refurbished offices and work place. We look forward to being here for many years to come and being a quality, growing company serving west central Ohio. Employment level at the end of 2004 was 178.

2005-Present
Clean All Services continued to grow until the middle of 2008, when like many other companies, they were impacted by the recession. Our employment level peaked at about 260 in 2008. By the end of 2011 Clean All Services was able to replace all the lost business and grow to employment levels of about 280.

A facility is not used the same way every day.

A training room may be full one week and quiet the next. A shared workspace may shift with staffing. A lobby may see a steady stream of visitors while other areas remain lightly used.

That is why effective commercial janitorial service should be responsive to how a facility actually functions: not built around assumptions.

The goal is not simply to clean every space identically. It is to understand where activity happens, where conditions change, and where attention makes the greatest difference. High-use areas, overlooked corners, shared surfaces, and employee-facing spaces all deserve thoughtful consideration.

For facility professionals, that kind of practical flexibility matters. It helps cleaning support the way people use the building instead of forcing the building to work around a rigid approach.

At Clean All Services, we believe good service begins with paying attention. The details of a facility tell a story. Our job is to listen: and respond with care, professionalism, and accountability.

New space. Final details.

A newly built, renovated, or relocated facility can look finished while construction dust still settles into ledges, vents, window tracks, corners, and other easy-to-miss areas. Glass and fixtures may carry residue from the work that came before.

That is why the pre-opening deep clean matters.

Before employees arrive, customers walk in, or tenants move through the doors, the space deserves a final cleaning pass focused on the details that turn “nearly finished” into truly move-in ready.

For busy facility professionals and property managers in Dayton, Cincinnati, and West Columbus, Clean All Services helps prepare new and refreshed facilities for day one: so the space is clean, polished, and ready to be put to work.

A clean facility is valuable. A protected facility is even more valuable.

Professional cleaning care does more than improve appearance. It helps preserve the building’s floors, surfaces, fixtures, and finishes: protecting the investment you’ve already made and extending the useful life of the assets your facility depends on every day.

When soil, residue, and everyday wear are addressed with the right professional care, facility teams can help reduce premature deterioration and avoid unnecessary replacement costs.

Janitorial service is not just an expense tied to appearance. It is an investment in the building itself.

For facility professionals and property managers in Dayton, Cincinnati, and West Columbus, Clean All Services provides the consistent care that helps commercial spaces remain clean, well-preserved, and ready for the future.

Sustainability should be part of the cleaning plan: not an afterthought.

For facility professionals, responsible commercial cleaning means making thoughtful choices about the products and practices used every day. Selecting options with lower environmental impact, using resources mindfully, and applying consistent processes can support healthier indoor spaces for employees, visitors, and tenants while helping reduce the facility’s overall footprint.

The key is balance.

Eco-conscious cleaning should not mean compromising on presentation or performance. With the right approach, sustainability and professional results work together: cleaner shared spaces, a more comfortable environment, and practices that reflect thoughtful stewardship.

At Clean All Services, we believe the details matter: from product selection to the consistency of the work behind it. A cleaner facility can be a healthier place to spend the day and a more responsible part of the community.

Pay attention to what goes into your cleaning program. It shapes more than appearance.

The work of a cleaning team is often finished before most people arrive.

But the result is experienced all day.

A well-executed handoff means the next shift, department, visitor, or tenant enters a facility that is ready for its purpose. High-use areas have been addressed. Shared spaces are orderly. Restrooms are prepared. Details that could become distractions have already been handled.

That kind of preparation takes more than a checklist. It takes clear expectations, dependable ex*****on, and pride in doing the work thoroughly: even when no one is watching.

At Clean All Services, we believe the best commercial janitorial service makes the start of each day feel straightforward.

A strong evening close creates a better morning opening.

A clean facility supports more than appearance.

It supports continuity.

When restrooms are cared for, shared spaces are orderly, and work areas are ready for the day, employees and visitors can focus on what brought them there: not on avoidable distractions.

That matters in Upper Arlington, where offices, schools, professional spaces, and other organizations depend on their facilities to function smoothly day after day.

Commercial cleaning is one part of a larger operation. The best service fits into that operation without creating extra work for the people responsible for it.

Clean All Services helps facility professionals maintain dependable environments through thoughtful janitorial service, responsive support, and attention to the details that keep a building moving.

Because facility care should quietly support the work happening inside.

Seasonal transitions put commercial facilities to the test.

In Springdale, the shift from summer routines to back-to-school activity and fall weather can bring more foot traffic, changing schedules, and greater attention to entryways, floors, restrooms, common areas, and other high-use spaces.

Consistency matters most when routines are changing. A reliable local janitorial partner helps keep cleaning schedules aligned with building needs, monitors details before they become distractions, and responds quickly when conditions change.

The result is simple: a facility that stays ready for employees, visitors, students, tenants, and customers: without adding another task to the facility manager’s list.

Strong janitorial care is not seasonal. It is the steady work that makes every season easier to manage.

Clean All Services supports commercial facilities in Springdale with dependable, tailored cleaning built around consistency, communication, and care.

This is the real face of Clean All Services: people showing up with integrity, humility, and a commitment to doing the little things well.

To the Xenia team and the facility professionals who trust us to care for their spaces: thank you. We’re proud to be part of this community.
