Hot water used to last through two showers. Now it doesn't.
Nothing in the house changed, so what did?

Three things affect how much hot water you actually get, and any one of them can shift without you noticing:
📍The temperature of the incoming water. Colder incoming water means your heater starts further behind, and you draw more from the tank to reach the same shower temperature.
📍What's sitting at the bottom of the tank. Sediment builds up over the years and takes up space that used to hold hot water. That rumbling sound during heating is what it sounds like.
📍How long the tank gets to recover. A heater refills far slower than most people expect, so a shorter gap between showers changes the outcome even when nothing is wrong with the unit.

Seattle gets close to 39 inches of rain a year, and most of it shows up between October and April.

Which means your sump pump is about to go from doing nothing all summer to working six months straight. If something went wrong down there while it sat idle, the first big storm is how you'll find out.

Testing it takes ten minutes, a bucket, and a flashlight:
1. Look in the pit first – clear out gravel, silt, anything that's fallen in
2. Pour water in slowly and watch the float rise
3. The pump should kick on before the water nears the top, run steady, and shut itself off
4. Then go outside and confirm water is actually coming out of the discharge line

That last step gets skipped almost every time, and it's the one that catches a crushed or blocked pipe.
Do it in September, while you still have time to order a part and book an appointment at a normal rate. Do it in November, and you're in line behind everyone else who waited.

Picture two scenarios. In the first, a technician inspects your sewer line on a schedule that suits its condition and catches a tree root before it causes a serious blockage. In the second, you find out about that same root in the dead of winter – when sewage backs up into your basement, at night, as an emergency, and for a whole lot more money. 💸

✅ Preventive maintenance is that first scenario. A video inspection can reveal cracks, sags, and roots before they cause bigger problems, while preventive cleaning – including hydro jetting when appropriate – removes grease and buildup before they block the line. The payoff: preventive care can help your pipes last longer and make sudden clogs and backups less likely.

That's especially true for older homes and yards with big trees near the sewer line.

If your sink, tub, or shower smells like sewer, the cause often comes down to one of three common problems:

🦠 Buildup inside the P-trap and along the pipe walls – grease, food scraps, soap, and hair – and the bacteria breaking it all down are what create the odor.
💨 The water seal in the P-trap has dried out (common in sinks you rarely use), so sewer gas comes straight up into the room.
🚱 A clog or a venting problem deeper in the line.

What you can try yourself:
🔹 Flush the drain with hot, but not necessarily boiling, water to remove loose soap residue, but do not rely on hot water to clear grease or a substantial clog.
🔹 For minor buildup or odor, you can try baking soda followed by vinegar, but do not expect it to clear a deep clog and never use this method after a chemical drain cleaner.
🔹 Pull out and clean the P-trap.
🔹 Periodically run water through rarely used sinks and drains to keep their traps filled and prevent sewer gas from entering the room.

⚠️ And most importantly – never pour grease down the drain.
If the smell lingers or keeps coming back, it may point to a deeper clog, a venting issue, or another problem in the drain system.

Planning some landscaping, an addition, or noticing a mystery problem with your sewer? The first question is where your line actually runs. Some of this you can do yourself. The rest is better left to a pro. Let's break it down 👇

What you can do yourself:

🔹 Find the cleanout. It's a small capped pipe that connects to your main sewer line. You'll often spot it near the house, in the yard, or in the basement – and it's your biggest clue to which way the line runs.

🔹 Check your plans. If your home's paperwork includes a utility layout, compare it with what you see on the property.

🔹 Call 811 before you dig. This free service marks public utilities. Important: 811 does not typically mark private facilities on your property, including private sewer laterals, so those may require a private utility locator.

And here's where DIY ends ⚠️

❌ Don't run heavy equipment on a guess – one careless move with an excavator, and a damaged pipe turns into a costly repair.

❌ You can't pinpoint a buried line by eye. That takes the right gear: ground-penetrating radar (GPR), electronic locators, and sewer camera inspection.

Honestly? Precision takes a pro. GPR can typically locate a sewer line within about 6 inches of the pipe’s center, though accuracy can vary based on site conditions, surrounding materials, and pipe composition. More importantly, a professional locate protects you from accidental damage and unnecessary digging.
