Screw-down metal roofing is common, and it can be a good option in the right place.

Peter is looking at a screw-down metal roof installed over a porch, which can be a reasonable application for this type of roofing.

But the details still matter.

On this inspection, he found several things homeowners should know to look for:

• Panels installed backward
• Screws too far up from the eave
• Missing fasteners at the laps
• Panels stopping too short
• Low-slope conditions where snow and water can sit
• Flashing relying too heavily on sealant

Even with ice and water shield underneath, the metal roofing itself should still be doing the work. Underlayment is the backup layer, not the first line of defense.

Screw-down metal can be simple, but simple does not mean the installation details do not matter.

Summer roofing season in North Idaho moves fast.

Between inspections, quotes, repairs, full replacements, and the roof giveaway, our crew has been staying busy all over the region.

Some job sites start with a peaceful sunrise view.

And then the roofing starts.

Hard to beat a North Idaho morning like this — even if the soundtrack is drills, fasteners, and a crew getting after it on the roof.

Metal roofs can last a long time.

But the type of metal roof — and how it’s installed — matters.

Peter’s walking a screw-down metal roof and pointing out one of the biggest things homeowners need to understand: every exposed screw is a pe*******on through the roof system.

When those fasteners are installed correctly and maintained properly, screw-down metal roofs can perform well. But they do require ongoing attention. Over time, screws can loosen, back out, or need to be refastened — especially on roofs over heated spaces where expansion and contraction create more movement.

Those small screw heads can also act as little anchor points for snow and ice, which adds another layer of wear in North Idaho conditions.

That’s one of the reasons concealed fastener metal roofs are often a better long-term option when the budget and roof design allow for it.

The details matter. The fasteners matter. And the maintenance expectations matter before you choose a roofing system.
