THE MOST COMMON cause of a leak on a residential property are PIPE JACKS!

As you can see in some of these photos, the neoprene (rubber) that fits around the PVC pipe protruding through the roof wears over time due to age and sunlight 🌞

It splits and cracks and once water can enter on the outside of the pipe, it can cause a leak!

Also, if you look at the lead boot, you will see that it looks chewed away and water can enter around the outside of the pipe

Believe it or not, the lead pipe flashing boot doesn't just LOOK chewed away, it literally IS chewed away

Those pesky squirrels sharpen their teeth on the edges! 🐿

One of the most common leak repairs is your chimney's flashing

There are several different types of chimneys

Brick Chimneys, Wood Siding Chimneys, Vinyl Siding Chimneys, Stucco Chimneys, and more!

Today we will be addressing what is required to properly repair a brick chimney's flashing

Step 1: Remove Shingles around the chimney, felt, and existing step-flashing & counter-flashing

Step 2: Install Ice & Water Shield (Barrier) around the perimeter of the chimney

Step 3: Install the shingles at the bottom of the chimney and the apron flashing that is cut into the brick

Step 4: Re-install the shingles going up the sides of the chimney while also installing new step-flashing between each shingle

Step 5: Install the counter-flashing that will be cut into the mortar joint of the brick chimney

Step 6: Install the head flashing at the top of the chimney that will also be cut into the mortar joint of the brick

Step 7: Re-install shingles at the top of the shingle

Step 8: Seal all the areas where metal has been cut into the mortar joints around the chimney

This is a very intricate repair and you should only trust this to a professional you trust
