This is what a more basic tile cleaning & restoration project looks like from start to finish.

Years of embedded grease, grime, and worn-out grout lines brought this floor to the point where basic steam cleaning alone wasn’t enough. We used a multi-step restoration process including deep tile and grout cleaning, agitation, acid etching, dual-process extraction, and epoxy resin grout color sealing to completely transform the surface.

This project started with a basic tile and grout cleaning, followed by an epoxy resin grout color seal to completely restore the appearance of the floor.

Since the tile was lighter in color, we used Custom Building Products Bone #382 to create a cleaner, more uniform look while still matching the natural tones of the flooring.

Most people think tile and grout cleaning is just spraying hot water on the floor.

The problem is, steam cleaning alone usually only removes surface-level soil. If the grout is deeply impacted with grease, grime, and embedded contaminants, the floor can still look dirty after it dries.

Since this is natural stone, we used a neutral pH cleaning process to safely break down buildup without damaging the surface. Then we combined agitation, dual-process cleaning, and high-pressure extraction to restore the appearance of the stone and grout.

To finish the restoration, we sealed the stone with a water-based sealer and recolored the grout using a true epoxy resin color seal for long-term durability and a more uniform appearance.

This is a $6,000 travertine restoration condensed into 30 seconds.

Years of buildup were trapped deep inside the stone and grout lines. Instead of replacing the floor, we restored it through a multi-step cleaning, honing, polishing, grout repair, and sealing process.

Natural stone can almost always be brought back to life with the right restoration methods.

We just wrapped up a full travertine restoration project for Dr. Reed over in Downtown Phoenix.

Over time, natural stone can lose its clarity and become dull from embedded grime, worn finishes, damaged grout, and moisture absorption.

So how did we restore it?

First, we applied a pH-neutral stone-safe cleaning solution and deep cleaned the grout joints and travertine surface. From there, we used high-pressure extraction cleaning to flush contaminants out of the pores of the stone.

After the deep cleaning process, we performed a multi-step honing and polishing process to restore clarity and bring the travertine back to life.

We also repaired cracked grout lines, filled natural voids in the stone, sealed the grout, and finished everything with a water-based enhancing sealer to enrich the natural color of the travertine.

This is the kind of detail work that completely transforms a floor without replacing it.
