The Hosts Hub People & experience over everything! STR & MTR solutions for hosts, aspiring hosts and landlords. We are a couple of hosts - just like you! So, that's our story.

Or maybe you're not quite a host yet and here because you are considering getting into the Airbnb/short-term rental game, either way... you're in the right place! When we first got into the business of creating wonderful experiences and spaces for guests, we had no idea what we were doing! We just knew we wanted each guest and every stay to not only meet but exceed guest expectations.

After con

tracting countless cleaning companies, which we call "Turnover Specialists", we quickly encountered the many challenges & obstacles involved and learned it was much harder to find a company or team we could trust to maintain the high standards we believe all short-term rentals should provide. Our search for great teams and companies turned out to be a wild adventure with MANY crazy stories. Stories we will be sure to share soon on our blog. Eventually, after spending a dizzying amount of costly hours searching for a cleaning specialist on the Cleaner's Carousel and coming up short repeatedly, we decided to exit the ride & BE the answer. We knew we could create the high-performing team we envisioned, and our clients deserve, by hiring and training our own team of cleaners, (co-)hosts, & managers to operate in excellence, and have fun while doing so. We've designed Host Hub to be the sigh of relief and weight off the shoulders of all host so they can rest knowing and trusting the job is being done RIGHT! We LOVE what we do! We love creating spaces for people to have wonderful experiences, in our own units and those of the hosts we partner with--be it our turnovers, co-hosting, or operating all of it for you with our complete management service! We look forward to partnering with you and having fun in this short-term rental adventure!

Hi all!

We are officially opening up the liquidation of five (5) 1-bedroom rental units of a previous client of ours. Everything must go!

We have TVs, furniture, decor, kitchen appliances, linens, it all! Shoot us a message about what you are interested in for pricing and meet-up times. The storage is located in the area of 7th Street and Indian School with some items available for pickup near Ray Rd./I-10 and 7th St./Northern.

Feedback is one of the greatest things you can ask from your guest.

One key thing when asking for feedback from guests, is to not wait until the end of their stay to ask for feedback - you want to ask them if there is anything that they need or that would make their stay better the moment they arrive! And CONTINUE to ask throughout their stay.

This can benefit you as a host in so many ways and your guest’s experience.

1 - You can do your best to accommodate their requests at the time of their stay. Wow them and get ahead of any possible negative experiences.

2 - You can continue to improve your listing with their feedback and recommendations.

Our guests have given us so much insight on what amenities to add, for them to have a better stay and they actually help improve future guest’s stay. It’s a win/win! 

When receiving feedback as a host (and this can be a little hard at times) is to not take it personally and to avoid being defensive. Receive it all as though you were the guest and filter everything through that lens. Afterall, you asked for it - so now the question is, what are you going to do with it :).

Thank your guest for taking the time to give feedback and let them know you are going to act on it. This makes your guest feel valuable and when they visit you again and see the changes/additions you implemented based on their feedback - they are ecstatic and you more than likely have a guest for life.

What about being your OWN guest? Hear us out.

Do yourself and your guest a solid and stay in your own Airbnb for the night or weekend. What is your experience through a guest’s perspective and not being the host. Here are just a few questions to ask yourself and some things to pay attention to:

* What was your initial feeling when walking through the door? If you could describe it in one word, what would it be? Is there anything you could change, add, maybe even remove? 

* Was there anything that would have been helpful to have? Specific toiletries? An appliance? 

* What would have made YOUR stay even better?

* Is it comfortable? Is the couch comfy? Dining chairs? Bed mattress? 

* How soft are the towels, sheets, comforters, pillows? Could you have used more pillows? 

If you go into your space 100% committed to experiencing it as a guest, you will be surprised of what you may discover. It is actually a lot of fun to think of all the ways to improve it to make it even more incredible for your guests. Sure, some things due to financial reasons may need to be added as time goes, but what can you do right now to really take care of your guests? If you always have your guests at the forefront of what you do, it will pay a return in great reviews, referrals, repeating guests, avoid feeling like you need to lower your rates and probably the best return, is the personal satisfaction of truly taking care of people.

Common cliches alert–this post is riddled with them with intent to tackle an important topic that can ‘set you up for success or failure’. Let’s be honest–hate it or love it, embrace or ignore it–1st Impressions are a reality of our existence, being infused in all we do & interpret daily. In life, business, & certainly how we operate in the STR/MTR space, this principle is key & no exception! Whether going to meetups to expand your reach & network, acquiring properties or investments, getting bookings for your listing, or ensuring your guests have a 5 star experience during their stay, 1st impressions play a major role in the outcome. If you approach any of these areas not leading with your best foot forward & presenting less than your best, that very well may be what you receive in return. We cannot expect excellent results if we do not display the excellence required to receive it. This is why ‘birds of a feather flock together,’ so to speak, & why we must be the change we want to be along with matching the energy we desire in our life, business, & personnel. Otherwise, subpar service will ALWAYS=subpar results. Whilst there are, & will always be, other variables outside our control, being accurately aware of the 1st impression you and your property’s appearance conveys will help you better approach your circumstances & achieve your goals!

One of the best to ever do it in the NFL arena, Deion Sanders, is oft-referred as contributing his legendary success to, “You look good, you feel good. If you feel good, you play good. If you play good, they pay good.”

Take it from science journals–any information about a person or place, from their physical properties to nonverbal & verbal behaviors, & even the environment they inhabit, influences our impressions & judgments about them or the space (A room with a cue: Personality judgments based on offices and bedrooms)

1st impressions matter–NEVER underestimate their impact. Make sure your appearance, & that of your listings, match the performance & success you aim to achieve. This consistency & alignment will cultivate success & hit business goals. Look & play as good as you & your business want to perform.

What’s the big deal about listing accuracy!? The answer is easy, yet far-reaching. Accuracy cultivates honesty & credibility, which builds trust. Said simply, trust is a byproduct of accuracy. This often overlooked, commonly slept on indicator is critical to host’s success, guest’s experience, & prevent headaches for both. It packs a major punch, so let’s unpack it to solidify its significance & understand its impact.

No matter how mainstream STR’s are or may become, trusting a listing’s accuracy is inherent to all guest’s “reservation-making” process. A guest determining where they will house their families, vacay with friends, retreat for rest, celebrate special occasions, rekindle romance, or recharge & focus during work trips are important decisions predicated on accuracy. Imagine searching & sorting for hours, even days, & finally finding the PERFECT place for your…”maybe” once a year family vacation, romantic getaway with your special someone, or prep space for a promotional work interview. Then, you arrive & learn the printer is out of ink & wifi speed was overstated preventing you from researching & printing important talking points, the massage table is no longer present & hot tub is malfunctioning for your intimate evening, or the ping pong/billiards table you were going to play with your kids has shotty paddles & warped cue sticks. Outcome: no bueno, trust is broken, headaches become migraines, poor rating & reviews are imminent, the chance of guest returning is slim to none, & they will ensure their sphere of influence doesn’t stay with you or use the booking platform again.

In competition, an archer’s aim is a bullseye; their objective is accuracy. As hosts, we are in competition, too, & our commitment to accuracy should be like that of an archer whose target is a 5” diameter bullseye from 230’ away. Take Aim–no matter the obstacle, distance, location, or type of property, the objective to be as accurate should remain paramount & never compromised. Those that execute this will excel as hosts, exceed guest expectations, & be more successful! It’s unfortunate, especially in the Airbnb & hospitality business, but it’s true.

This business is about taking care of people and giving them the best experience possible. But some look at it as doing the bare minimum to acquire bookings and turn a profit. If we told you some of what other hosts have shared regarding how they view taking care of their guests, you’d be SHOCKED 😳 (yes, we will share some of those stories in the near future).

Of course, at minimum, do and provide what you say you will (it’s crazy how a lot in this industry fail to do this alone) - BUT continue to find, ask and deliver going the extra mile for your guests.

Not only will they be wow’d, you will have the satisfaction of wowing your guest and there is nothing like it!

The extra mile shows up in SO many ways and is not limited to: communication, amentities, little touches, cleanliness, solutions to issues that may arise, empathy, the list goes on and on.

If you continue to ask yourself (and your guests) what would the extra mile look like with each guest, you will be setting your STR/MTR business up for success!

You’ve got to know your numbers! We have encountered countless people and clients who are so excited to get into the short-term rental industry (because it IS that awesome) that they jump in without running the numbers to determine if it’s a good business move. Whether you own the property or are doing rental arbitrage, it’s important to know:

1. What is the average rent in the area and for the specifics of your property (i.e. # bedrooms, baths, square feet, amenities like a pool, etc.)
2. What are the nightly rates for similar properties in the area?
3. What is the average occupancy rate for the area? High and low seasons?
4. What is the ROI after all is said and done. That means after rent/mortgage, utilities, insurance, maintenance, consumables and the upfront cost of furnishings, linens etc.

Numbers don't lie.

The short and midterm business is such a fun, worthwhile and lucrative business, but don’t get it twisted - IT IS a business! Count your costs, do the work of research so that when you do start your first (of many hopefully) space that you are building on a solid foundation and be successful.

“STR’s are a quick and easy way to create passive income”. You may have heard this sentiment promoted across plenty of 60 second IG reels and Tik-Tok’s highlighting this message.

It is very true that it can be an incredibly rewarding venture along with being a wonderful way to diversify your financial portfolio which can ultimately lead to that financial growth. However, the outlook that it is “passive” or “easy” to begin has to be one of the biggest misconceptions out there. We, like many, have learned this for ourselves and want to ensure all those aspiring hosts step into this amazing industry with eyes wide open and realize no matter how big or little you expect this addition to your income to be, it must be treated like a business in order to be lucrative & successful. Ask anyone in our field, and they will certainly confirm this truth!

Our goal is to never dissuade anyone from entering this amazing arena as we absolutely love it and want others to experience that too! However, we have encountered many who have closed up shop or quickly become burnt out without ever achieving their goals. That’s where we come in! �

In a time where ratings & reviews reign supreme, the STR industry is no different. Not only can a review be the reason any guest chooses to select or NOT select your space, it can be the difference whether potential guests see your listing altogether.

Most platforms are algorithmically structured to highlight higher reviewed listings over their lesser counterparts.

Even if a guest manages to find your listing & it is a perfect fit for their travels, a poor review most commonly will immediately dissuade a guest from choosing your place, no matter how amazing your space is or untrue or disagreeable a negative review may be.

Ratings & reviews are very much a lifeforce of an Airbnb’s success. Although there’s always exceptions to the rule, we’ve found that most guests want to have excellent experiences & shower hosts with compliments matching that desire. Even guests who we expect to leave a terrible review, especially ones we deem to have every right to, oft-times choose to be quite forgiving, kind, & gracious. While there can be curve busters that make exceptions to our perceived outlook, we’ve found really poor reviews are harder to come by than shining ones.

Which leads us to why it is most regrettable for both the host's listing success and the guest’s experience, to read poor reviews, as we’ve learned all too often the cause for a poor rating to be completely avoidable or scarier yet, completely earned. In both cases, we specialize in overcoming poor reviews and achieving more amazing reviews that reflect the highlight of your spaces and the amazing guest experiences we aim to provide.

Here are 4 of many ways to improve your reviews:

* ACCURACY - ensure what you show in your listing is what you are offering)

* CLEANLINESS - make sure your unit(s) are hospitality clean

* FEEDBACK - ask for and act upon feedback given

* COMMUNICATION - this one of the most important aspects. Guests can be understanding even in the most unfortunate circumstances when your communication is consistent, caring & solution based!
