**Sometimes the most valuable part of an investment isn't the money. It's the opportunity to change someone's life. ❤️**
A while back, I purchased a non-performing mortgage note with an unpaid balance of approximately $50,000 for just $5,000.
For those unfamiliar with mortgage notes, a non-performing note is a loan where the borrower has stopped making their payments.
As I reviewed the loan history, something stood out to me.
**These homeowners had been making payments for nearly 20 years. Then suddenly, the payments stopped.**
When I eventually spoke with the homeowner, I learned she was 85 years old. Her husband had passed away, and with his passing, she had lost a significant portion of their household income.
She wasn't someone who simply didn't want to pay. Life had happened.
At the time, she was approximately $14,000 behind, and her monthly mortgage payment was $850.
We talked about her situation, her finances, and what she could realistically afford.
She told me she could come up with $5,000 toward reinstating the loan.
Interestingly enough, that was exactly what I had paid to purchase the note.
So we worked out an arrangement. She paid the $5,000, we addressed the remaining arrears through a modification, and we reduced her monthly payment from $850 to $150 based on what she could afford.
Now, some investors might look at that and ask, "Why would you accept $150 when you were supposed to receive $850?"
Because sometimes you have to look beyond the numbers.
Here was an 85-year-old woman who had spent nearly 20 years paying on her home, lost her husband, and was now facing the possibility of losing the place she lived.
**I didn't get into this business to put people out of their homes. I got into it because I saw an opportunity to create solutions.**
Yes, mortgage notes are investments. Yes, we want to make smart financial decisions.
But behind every mortgage note is a real person, a family, and a story we might not know until we take the time to listen.
Sometimes people don't need someone to make their situation harder.
**Sometimes they just need someone willing to work with them to find a way forward.**
And to me, that's one of the most meaningful parts of what I do.
