Most mid-season surprises in HOA pool contracts trace back to one thing: the scope wasn't clear before anyone signed.

After 13 years managing pools across Central Indiana, we have watched boards inherit contracts that looked great on paper and got expensive in July. Here are three things experienced board members check before they sign anything.

1. What "full service" actually includes. Some contracts cover chemicals, weekly visits, and routine repairs. Others stop at testing and hand you a bill for everything else. Ask for a line-item list, not a summary.

2. When a multi-year contract saves money. Locking in two or three seasons can stabilize pricing and keep the same techs who already know your equipment. It only works when the scope matches what your community actually uses, not a generic package.

3. How to compare bids apples-to-apples. If one bid is $4,000 less, find out what was left out. Opening, closing, mid-season acid wash, pump repairs, and compliance reporting are the usual gaps.

HOA boards, this one's for you.

Here's a question worth asking your pool closer this fall: "How long do you blow each line?"

The right answer is "until water stops sputtering out the other end." Not 30 seconds. Not "a quick pass." Every line, fully evacuated, until only air is coming through.

Frozen water expands. When even a little is left sitting in a skimmer line or return, an Indiana cold snap can crack PVC underground, where you won't find the damage until spring startup. That's a repair nobody wants to budget for.

Our process voids all plumbing lines with high-volume air and plugs, then we add swimming pool antifreeze as needed based on what your specific system requires. Not a blanket pour. Not a one-size-fits-all drain. The right amount, in the right places, for your pool.

A new pump motor costs less than most pool owners think. But sometimes a $180 repair buys you five more seasons of swimming.

That's the call our technicians help Central Indiana families and HOA boards make every week. We service every major brand in the field, from Pentair and Hayward to Jandy and Sta-Rite, and the repair-or-replace decision usually comes down to three things worth asking about.

First, parts availability. If your equipment is still supported by the manufacturer, repair is almost always the smarter move. Once parts go obsolete, you're patching a system on borrowed time.

Salt system or traditional chlorine. Which side are you on?

This is the pool owner debate that never dies in Central Indiana. Both keep your water clean. Both have loyal fans. And both come with trade-offs people love to argue about at backyard cookouts.

Salt system folks love the softer feel of the water and not hauling chlorine jugs every week. Traditional chlorine fans like the lower upfront cost and simpler equipment to repair down the road.

Here's the part most people miss: salt pools still use chlorine. The generator just makes it on-site from the salt. So the real question is how you want to manage it, not whether you want it.
