Drip, drip, drip! If you live in Union or Anson Counties or are looking at property in these counties you’re going to most likely hear these words. Drip systems are more expensive but don’t be scared of drip systems, instead use it as a bargaining chip. When you or your Real Estate agent writes an offer to purchase and contract put this condition in the OTPC, “Property must perc for a conventional septic system.” But before you set the due diligence date call us to schedule a septic site and soil evaluation. We will do a desk review that may help you decide if you even want to sign that OTPC.

So if you’re not familiar with NC septic rules don’t let anyone tell you they are simple. Revised in January 2024 they are very complicated and not only do you need to know the rules but also the product approvals. There are restrictions within the product approvals that are not written in the Rules. For instance, when Infiltrator chambers are installed more than 36” deep you cannot take the 25% reduction in length. Some know the rules better than others. We were once told by an instructor, “Know the rules better than the County.” We’ve taken that to heart. So, when you get denied by your County Health Department, give us an opportunity to review the data and see if we can make the rules work for you instead of against you.

1,100 acres in Anson County looking for 6 septic sites…might as well have been looking for Jimmy Hoffa! Did find 3 sites so far and one of them on the highest point in the County. It is beautiful country, but those Triassic soils are tough.

How Google Earth might help prevent cardiovascular events! Recent site image appears pretty mundane, first photo. Second image, 2009 aerial imagery shows burned down house, existing septic drain field and…a private golf course complete with irrigation! Third photo shows direct impact of test pit on irrigation supply line. Fourth photo is postmortem Google Earth sketch of irrigation ditches uploaded into GPS unit to avoid further casualties! Fortunately, the current owners were not interested in preserving the irrigation network. So, look at those Google Earth historical images!

Starting septic design and permitting on a small 7 lot development in SC. Got a couple lots that require engineering due to drip repair systems. It’s noteworthy that SC only requires reserving 50% of the area needed for repair, but mandates engineer design it if it’s not a standard system! Design to fail?!?! NC requires proof of available space for 100% repair, but does not require full design of the repair to receive the Construction Authorization. Perplexed? Us too!

There are some great things about SC septic work too though. You only have to find 50% of the required septic repair area 😂🤣😂! Seriously though, SCDES staff are very responsive and helpful when it comes to permitting. And working below the “Fall Line” is a nice break from our lovely Carolina Slate Belt and Triassic soils here in south central NC.

Survey grade GPS receivers are a crucial part of determining efficient easements for septic. They allow us to upload our CAD plans into the GPS data collector then fine tune the septic layout and optimize the easement in the field. Then handoff the final plans to a surveyor to verify and record.
