This is from a roof inspection that I did a week or so ago. As you can see there are some broken and loose shingles throughout the roof. This roof is in desperate need of a new install. This is not only weather related damage, but the roof is over 15 years old and the elements have taken their toll on the roof over time.

I just did a free roof inspection today and as you can see from the pictures that there are several things going on here. The roof is only seven years old. There's also a current leak in the house and there have been a couple more leaks over the years. The pipe boot has been improperly installed and if you look closely you can see that there is no overhang at the bottom where the drip edge is located. I would also like to note that the two vents were installed at the peak of the roof. I've never seen that in all my years of roofing. Many times there's more than one leak in a situation like this, but it goes unnoticed because the attic or crawl space materials are absorbing the water that's coming in the house.

Roof inspection today on a roof that had no overhang on the shingles past the drip edge. It looks like the drip edge was installed after the roof was completed. The stucco on the chimney ends at the top of the step flashing. There were several issues going on with the roof and there are some leaks. Most of the issues are due to improper installation.
