Bat myth versus fact

🦇 BAT MYTH: “I only saw one bat, so I probably don’t have a problem.”

FACT: The bat you see may be only one member of a larger roost hidden inside the roof, soffit, or another protected space.

Seeing one bat does not automatically mean that you have a major infestation—but it is a good reason to have the property inspected.

James found dark rub marks along these pipes from rats repeatedly using the same path through the attic.

Catching the rat is only part of the solution. We also look for where they are traveling, how they got inside, and what needs to be sealed.

Where bats actually live

🦇 Bats may be closer to the edge of your roof than you realize.

They do not always live in the middle of the attic. Bats commonly use protected spaces near the roofline, including:

• Roof returns
• Fascia and soffit gaps
• Spaces beneath barrel tile
• Small construction openings

A thorough inspection helps determine exactly where the bats are roosting and how they are entering the structure.

Well… this is awkward. 👀🦝

Mike found this raccoon tucked underneath a solar panel, just above the roofline, staring back at him like:

“Okay… now what are you going to do?”

Raccoons are excellent climbers and can squeeze into surprisingly protected spaces around roofs, soffits, and solar panels.
That is why a thorough inspection matters—the animal you see is only part of the problem.
We also need to find out how it got there and what needs to be secured afterward.
