ATP bioluminescence swabs a surface, reads the organic residue left behind after cleaning and returns a number in about fifteen seconds. Many healthcare programmes treat under 100 RLU as a pass on a high-touch surface — thresholds vary by device and by facility policy.

"What does a surveyor ask to see?"

The log. Not the room.

An unannounced visit rarely turns on how a corridor looks that morning. It turns on whether the paperwork behind the corridor exists, is current, and can be read cold.

What tends to get asked for: the cleaning schedule by room type, the product list with EPA registration numbers, the training records for the people doing the work, and the completed logs for a date the surveyor picks — not a date you pick.

Which is why the honest preparation is not a deep clean the week before. It is having twelve months of ordinary Tuesdays already written down.

If your vendor cannot produce a completed log for a random night last month, you do not have documentation. You have a schedule.

A crew that measures its own work will, without a shred of bad intent, swab the surfaces it knows it cleaned well. That is not dishonesty. That is being human, and every quality system in every industry is built around the assumption.

Four things fix it, and none of them is expensive:

The facility picks the surfaces, not the vendor.
Swab points rotate, and where they went is recorded.
Readings are logged before anyone has seen them.
The pass threshold is agreed in writing, up front, not argued about afterwards.

You do not need a third-party auditor to get most of this. You need to be the one choosing where the swab goes — and to choose somewhere different next time.

Staff turn over. Crews change. Memory fades. Twelve months later, when someone asks what happened in exam room 3 on a Tuesday night in September, the log is the only thing that can answer.

Four fields do most of the work:

Time in and time out — because a room cleaned in six minutes was not cleaned.
The technician, by name — not a crew number.
The product, with its EPA registration number.
The contact time actually observed on the surface.

The test for any log is simple: could a surveyor read it cold, without you in the room to explain it?

If it needs explaining, it is a receipt, not documentation.

A clean room does not stay clean. The useful question is not whether the work was done well — it is how long it holds.

Within minutes: whatever a hand touches. Door handles, light switches, the exam table rail, the chair arm. These reset the moment the room is used again, which is why they belong on the concurrent-clean list and not the terminal one.

Within hours: shared equipment. Keyboards, phone handsets, the workstation on wheels. Touched by several people across a shift and owned, in most contracts, by nobody.

Over days: floors and high surfaces. Ledges, vents, the tops of cabinets. They accumulate slowly, which is exactly why they get skipped — nobody notices the week they were missed.

The consequence is the part worth writing down. If the surfaces that reset in minutes are on the same schedule as the surfaces that reset in days, one of those two numbers is wrong.

Fluorescent marking tests coverage. It does not test kill.

Here is how it works: an invisible gel is dotted onto high-touch points before the clean and read under UV light after. Whatever still glows was not wiped.

It answers one question extremely well, and cheaply — was this surface touched at all? For a facility that suspects rooms are being skipped, nothing beats it.

What it cannot tell you is what survived the wipe. A surface can come back completely dark under UV and still carry a heavy organic load, because being wiped and being disinfected are not the same event.

Use it to find the rooms nobody is entering. Use something else to find out whether entering them worked.

Apply disinfectant over visible soil and most of it is wasted: the soil physically shields the organism from the chemical. The room smells right, the label claim does not hold.

So it is always clean first, then disinfect — two passes, two purposes, on every clinical surface.

If a bid quotes one pass on high-touch surfaces, it is quoting one of the two jobs.

Four ways a good clean gets undone — every one of them after the crew has done the work correctly.

Cross-contamination. A cloth that leaves the room and comes back, a mop head used past its zone. Colour-coded microfibre changed per room, laundered off site, is the whole fix.

Interruption. A room entered while the surfaces are still wet, equipment wheeled back in early. The contact time only counts if the room stays closed for all of it, and that means clinical staff need to know when it reopens.

Scope gaps. "Clinical staff handles that surface" — said out loud, written down nowhere. Shared equipment with no named owner is where most gaps live.

Turnover. A crew that changes faster than training can hold. If nobody on site has cleaned the room before, the protocol exists only on paper.

Three of these are invisible on a walkthrough. That is why we measure instead of looking.
