Atlantic Pool Inspections I am a Certified Pool Inspector with over 10 years experience. I provide thorough and unbiased pool inspections for home buyers.

My job is to inform and educate home buyers about their pool during the home buying process. I do not do any other types of pool service (i.e. pool openings/closings, equipment repairs, vinyl liner replacement, pool renovations, etc.), so there is never a conflict with my inspection reports. I work for the home buyers and only represent their interests.

This is why you do a pool inspection… Even if the pool is covered/closed. This pool needs a new liner and had I not removed the cover, the buyer would’ve never known until they opened the pool next spring/summer.

See pics from a recent inspection. The pool was still closed - and when I took the cover off - this is what I discovered. The pool was clearly neglected, as the liner was destroyed and the pool walls were damaged. In addition, the patio had shifted, settled and heaved around the entire pool - which may have lead to structural damage to the pool as well. Needless to say, the buyers were shocked when they saw all of this.

If you are buying a home with a pool - a pool inspection should ALWAYS be done - even if the pool is closed for the winter.

See pics below from a pool I inspected this week. The pool had significant plaster and tile damage. This can lead to damage to the pool structure (wall, bond beam, coping) - so these issues cannot be ignored. Had we not done the pool inspection and removed the pool cover - the buyers would have not known any of this until after they moved in. The pool needs a $20k+ renovation. This is definitely information the buyers needed to know before buying the house - not after.

If you are buying a home with a pool - a pool inspection should ALWAYS be done - even if the pool is closed and still covered.

I cannot stress how important it is to get the pool cover off for a pool inspection during the winter. See pics from a recent inspection. As you can tell from the pic with the pool covered - everything seems fine - cover is in good shape - no problems right?

Well - after removing the cover I was able to see that the pool was almost completely empty! This is a clear indication that the pool is leaking. This is a fiberglass pool and it can be VERY dangerous for a fiberglass pool to remain empty for a significant amount of time. If there is enough ground water underneath the pool, it is possible that the pool can pop right out of the ground. While it is never good for any type of pool to be empty for an extended period, it is especially dangerous for a fiberglass pool. In addition to the pool being empty, there was a noticeable repair made to the fiberglass shell using epoxy. Not only were the buyers shocked to see this - the seller was as well - because the pool was covered - the seller had no idea the pool was practically empty.

See pics from a pool I recently inspected. The pool was neglected, there was significant damage to the pool (possibly structural) and to the patio, and the pool was not winterized. It seemed as if the pool had been sitting for years with no one using or maintaining it. The buyer could be looking at 25-30k worth of work (possibly more) to get the pool repaired. With the pool not being winterized, there is possible pool equipment and/or pool plumbing damage as well (which cannot be determined without additional testing). This is a HUGE deal and the buyer was shocked when they saw the condition of the pool. This is a perfect example of why winter inspections are so important and should ALWAYS be done. Getting the pool cover off is always a MUST.

See pics below - the pool heater was disconnected from the pool plumbing, and was no longer in use. This is typically done when a heater dies and does not get replaced. The buyer was told the pool was a "heated pool" - which it is not. The buyers were very surprised when I showed them the heater was disconnected. This is the 2nd time in less than a month that a customer of mine was told the pool was heated and the heater was disconnected.

Here are pics from a pool inspection I did where the water level in the pool was 10-12" lower than it should have been. This is a concrete pool, and normally the water gets lowered about 3-4" below the tile line when the pool is closed for the winter. As you can see - the water is about 12-15" below the tile line. This is a clear indication that the pool is leaking. While dealing with a pool leak now needs to be addressed, it is also possible that the pool safety cover can be damaged if there is weight on the cover (i.e. rain or snow), and there is no water under the cover to support the weight. Removing the pool cover to see what is going on underneath is so very important. Imagine opening the pool in the spring and seeing the pool 1/2 full in the shallow end?

I recently inspected a pool where there was a 3 foot opening between the side of the garage and the outer fence. This opening would allow ANYONE to be able to walk up the driveway and have access to the pool area. This is EXTREMELY dangerous and could lead to a tragedy. I cannot express enough how important it is to ensure that a pool is ALWAYS protected with a proper pool barrier.

See video below of a pool I inspected where the patio had settled around a majority of the pool. The settlement has caused there to be a 1-2" space between the patio and pool coping. This space is now allowing water to get underneath everything - which in turn could effect or damage the pool structure. In some areas, I was able to see the pool walls from outside the pool. This info would not have been discovered had the buyers not had me out to inspect the pool. By getting the pool cover off the pool, I was able to see the damaged patio. This shows the importance of doing a pool inspection in the winter!

See pics below - the pool heater was disconnected from the gas line, and was no longer in use. This is typically done when heaters die and do not get replaced. The buyer was told the pool had a heater. It did not appear as if this heater had been used for a while. The heater was a propane gas heater and we could not locate a propane tank anywhere on the property.
