Final inspections today and we’re wrapping up this sunroom project — just 2 weeks and 4 days since we started demo on the old deck. From start to finish, we knocked this one out in no time, and the results speak for themselves.

We’ve wrapped up electrical, the mini-split is installed, insulation is complete, and we’ve passed all our rough-in inspections with flying colors! ✅ Now it’s time to get some drywall up and bring this space to life. We just wrapped up framing, set the windows, and got the roof on for this beautiful new sunroom! It’s officially taking shape and ready for electrical and HVAC rough-ins. This space is going to bring in tons of natural light and be the perfect spot to enjoy the outdoors—without the weather getting in the way.

Got a call from my good buddy Sam Watson over at RVA Hauling & Demo about some rotten framing in a bay window he came across while demoing baseboard heaters on a job. He gave me a heads-up, and I headed over to check it out. Turned out, a lot of the bay window's framing was rotted due to previous water intrusion from improper flashing.

Yesterday, we prepped the site for this morning, today we built a support wall to hold up the bay window’s roof bump out. Then, we got to work tearing out the old windows and all the rotten framing. After completely reframing the bay, we tore down the support wall and reset the windows.

Glad we could jump in and get this job done right. Thanks to Sam for the referral and always keeping an eye out for potential issues!
