Your carpet can look completely fine and still be the wrong thing to trust.

The carpet face: dries fast, vacuums clean, looks normal within a day or two of a spill.

The pad underneath: holds many times its own weight in water, sits flat against the subfloor, and dries slowly or not at all.

That is why a spot that looked handled in July can smell sour by August. The face dried. The pad did not.

When we pull carpet back, the pad tells the real story. Sometimes it can be dried in place. Sometimes it has to go.

Hurricane Helene left a Dunedin community complex underwater, and even after the rebuild finished, the clubhouse furniture was hiding under a thick layer of construction dust. Wicker frames, sofa cushions, chairs, and a stack of throw pillows all needed serious attention.

If you have pets, you already know surface cleaning does not solve a pet accident. Here is why.

Urine soaks straight through the carpet into the pad and sometimes the subfloor underneath. Scrubbing the top does nothing for what soaked below, which is why the smell keeps coming back on humid days.

A proper enzyme treatment breaks down the source down in the pad, not just the stain you can see. That is the difference between covering a smell and actually removing it.

Wind-driven rain finds gaps in your home that a normal rainstorm never touches.

In a regular shower, rain falls straight down, and your roof and walls shed it the way they are built to. In a tropical system, the wind drives that rain sideways and even upward, forcing it into seams around windows, under door thresholds, and through roof vents.

That is why a house that has stayed bone dry for years can suddenly leak in a hurricane. Nothing broke. The water just got pushed somewhere it normally cannot reach.

After any big blow, check the inside corners of exterior walls and the ceilings near the roof. Catching it early keeps it from turning into mold behind the wall.

Not every water damage job looks the same, and this one called for extra care from the start.

We got out to a home where a leak from above had run down inside the exterior walls, soaking the insulation on the way. That alone is a mold problem waiting to happen. What made this job different: the homeowner is immunocompromised, so protecting the air inside came first.

After a storm, the damage you can see from the ground is rarely the whole story.

Three things worth a closer look this hurricane season:
1️⃣ Missing shingles are obvious, but cracked flashing and lifted edges are not. Those small gaps let wind-driven rain straight in.
2️⃣ Soft spots or dark streaks on the underside of eaves often mean water already got past the roofline and is sitting somewhere.
3️⃣ Inside, check the top corners of exterior walls and ceilings near the roof. That is where hidden roof leaks tend to surface first.

A roof can look fine from the driveway and still be letting water in. When in doubt, get a real look before the next system rolls through.
