Lakefront Structural Rebuild – Another Project Saved

What started as a few soft spots around the windows and patio door quickly revealed years of hidden water intrusion. Once we opened the exterior wall, we discovered extensive rot throughout the structural framing, insulation, sheathing, and support members facing the lake.

Instead of covering up the damage, we worked with the homeowners to properly rebuild the structure from the ground up.

✅ Removed all compromised framing and water-damaged materials
✅ Installed new treated 2x12 structural members designed to withstand the harsh lakefront environment
✅ Rebuilt the wall system with proper framing and support
✅ Installed new weather barrier protection and moisture management components

Most homeowners never see the hidden damage until it’s too late.

While removing siding and wall sections on this Lake of the Ozarks home, we discovered major structural water damage to several 2x12 main support beams. Some of these supports were literally falling apart in our hands while pulling them away from the wall.

Before replacing any exterior wood, siding, or finishing materials, the entire compromised structural system is being repaired correctly to ensure the home is safe and properly supported for years to come.

One major issue we discovered was improper water management from the metal roof system. When installing a metal roof, it’s extremely important to have at least a 3-inch overhang so water sheds away from the wall instead of constantly running down the siding and behind the structure. Proper flashing, sealing, and waterproofing around transitions is critical — especially at Lake of the Ozarks where moisture, humidity, and weather exposure can destroy wood over time.

This lakeside addition was originally built approximately 35 years ago onto an older fishing cabin, and over the years water intrusion slowly created severe hidden structural deterioration behind the walls.

Preventative maintenance and working with the right contractor matters. Small issues ignored today can eventually turn into major structural repairs tomorrow.

What started as a “simple skylight removal” quickly turned into a major structural restoration project once we opened the roof system and discovered extensive hidden water damage.

In just a few short days, our team removed two compromised skylights that had caused severe damage to the drywall, insulation, framing, and roof structure. As we removed the surrounding drywall, several rotted roof joists literally crumbled into trash bags from years of moisture intrusion.

What was expected to be a straightforward skylight removal quickly became a full reconstruction project involving:

✔ Removal of two leaking skylights
✔ Demo of compromised drywall and insulation
✔ Replacement of nearly 50% of the damaged roof joists
✔ Complete rebuild of the exterior wall system
✔ Interior wall and ceiling reconstruction
✔ Reframing and reinforcing the roof structure
✔ Installation of new metal roofing panels
✔ Eliminating future leak points by removing the skylights entirely

Last week’s production update from 365 Power Washing LLC / My Handyman LOZ was one for the books.

Our crew tackled multiple large-scale residential and lakefront improvement projects across the Lake of the Ozarks area — combining power washing, structural repairs, waterproofing, carpentry, roofing, and restoration services to help protect and improve our customers’ properties.
