Cleaned this carpet per once a year per 5 yr contract. Typically I use a high steam water carpet extraction method. This time I used encapsulation which is a chemical that basically grabs ahold of the dirt and allows you to use a low speed buffer with a bonnet to wash the carpet so to speak. I use a medium bristled brush then I use the bonnet. This is especially good for commercial applications because of the low low moisture and the brush that I use (some cleaners do not use a brush it’s only the bonnet and that works for them) to agitate the fibers and break the dirt lose. Guys first time I have used this on a large area and it worked brilliantly. By the time I was done and after I did my biweekly cleaning of the building I was able to do a final vacuuming and the carpet is completely bone dry and looks damn good.
