Austin is taking steps toward adding mold specific rules to its city code, and I think this is something property owners across Texas should pay attention to.
The proposed changes could give city inspectors clearer standards for mold complaints in rental housing and may include rules around inspections, remediation, property owner responsibilities, and how mold complaints are handled.
One part that really stood out to me is the focus on the conditions that cause mold in the first place, including HVAC issues, plumbing leaks, poor ventilation, drainage problems, and other sources of moisture.
That is important because finding mold is only part of the problem.
The bigger question is:
Where is the moisture coming from?
If the source is not corrected, the mold problem may return.
Texas already has state regulations for mold assessment and remediation, so it will be interesting to see how Austin’s proposed rules develop and how they work alongside existing state requirements.
I wrote a full breakdown in the latest edition of The Clean Air Chronicle.
