âť“ Hiring a pool builder is one of the larger home investments you will make. These five questions protect you before you commit to anyone.

Are you licensed and insured in South Carolina? Both are required by law and protect you if something goes wrong during or after the build. Ask for documentation. If they resist, walk away.
Do you pull your own permits? Pool permits are required in South Carolina. The builder should manage this entire process. If they expect you to handle permits, that is a red flag.
What does your warranty cover and for how long? Shell, surface finish, equipment, and workmanship should each be covered separately. Get the specifics in writing before you sign anything.
Can I see recent completed builds near Florence? Local references matter. A builder with recent projects in the P*e Dee region understands the soil, permit timelines, and HOA requirements specific to this market.
Is this price fixed after we sign? Get a clear answer on what triggers a change order. Change orders are common on pool projects but should be documented and agreed upon before any work begins.

đź“‹ Six things that catch pool buyers off guard. Know all of them before the process starts.

HOA approval: Many neighborhoods in the Florence area require HOA approval before construction begins. Requirements vary by community and can include design restrictions, fencing specifications, and minimum setback distances. We help you navigate this process.

Property setbacks: Most municipalities require a minimum distance between the pool structure and your property line. This varies by county and sometimes by specific subdivision. Not knowing your setbacks before designing the pool can require a full redesign.

Utility line locations: Underground utility lines must be located and marked before excavation begins. This is not optional and is not something to skip. Digging through a utility line creates serious safety and liability issues.

Drainage: Your property needs adequate drainage around the pool deck. Poor drainage leads to water pooling, surface staining, and accelerated deck wear. We assess drainage slope as part of the initial site evaluation.

Permit timeline: South Carolina pool permits take 2 to 4 weeks to approve. This is a fixed constraint that must be built into the project timeline from the very beginning.

Budget buffer: Most pool projects surface at least one discovery during construction (soil conditions, utility placement, unexpected site conditions) that adds cost. Build a 10 to 15 percent buffer above your target number.

đź“‹ Before you sign with any pool builder, know exactly what your warranty covers.

Shell (structural integrity): 10 years minimum. This covers cracks, leaks, and structural defects. Do not accept less than this from any builder.

Surface finish: At least 3 years on plaster, 5 years on pebble or quartz. Finish warranties vary widely between builders. Read the language carefully.

Equipment (pump, filter, automation systems): 1 to 3 years depending on the manufacturer. Confirm whether the builder or the manufacturer handles warranty claims directly.

Workmanship: At least 1 year on all labor. This covers installation errors that may not show up in the first few weeks but surface within the first year.

Get all four in writing before you sign. Ask specifically what voids each type of coverage. A builder who cannot answer that question clearly is telling you something important.

🔍 This one is for anyone in the Florence, Sumter, or Manning area who already owns a pool. Five signs it is time to call a professional before the problem gets significantly more expensive.

Visible cracks in the shell or tile: Surface cracks can be cosmetic or structural. A professional assessment tells you which category you are dealing with. Ignoring structural cracks leads to progressive water loss and repairs that cost multiples of an early intervention.

Consistent water loss beyond normal evaporation: Every pool loses some water to evaporation. Losing more than a quarter inch per day on a consistent basis is a sign of a leak. Finding the source early prevents the damage and cost that accumulates from sustained water loss.

Equipment making new or unusual sounds: Pumps, filters, and automation systems give audible warnings before they fail completely. A grinding pump, a rattling filter housing, or an automation system cycling irregularly is telling you something. Addressing it before failure is substantially less expensive than replacing the component after.

Surface discoloration or staining that does not respond to standard chemical treatment: Persistent staining after treatment is usually a metal issue (copper or iron from source water) or a sign of surface degradation. Both require professional diagnosis to treat correctly.

Algae returning within days of treatment: Algae that keeps coming back after proper shocking indicates a circulation problem, a chemistry imbalance, or a surface porosity issue providing persistent habitat. Treating the symptom without identifying the underlying cause is a cycle that costs money without solving the problem.

One of the first questions we get: how big should my pool be? The answer starts with your yard, not your wish list. A pool should not take up more than one-third of your usable outdoor space. Leave at least four feet of deck on all sides. The size guide in this graphic covers most residential scenarios. Not sure what fits your property? We walk every site before we recommend anything.

❌ Five things people believe about pool ownership that are not accurate. These myths prevent a lot of people from having a conversation they would benefit from having.

Myth 1: Pools are too expensive to maintain. Reality: A well-designed pool with the right features (saltwater system, variable speed pump, automation) costs less to maintain than most people assume. Basic monthly chemical costs for most residential pools in SC run $80 to $150. Professional service adds to that, but the daily commitment is minimal.

Myth 2: Pool water turns green constantly. Reality: Pools that turn green have a maintenance gap. Consistent chemistry testing prevents algae before it starts. Most clear-water pools are clear because of a regular testing schedule, not because of luck or chemistry expertise.

Myth 3: Pools are only for large yards. Reality: A 10x20 pool fits in a relatively modest yard. Plunge pools and smaller recreational pools are designed specifically for tighter spaces. The constraint is layout and setbacks, not raw yard size.

Myth 4: Pools hurt property value. Reality: In warmer markets like Florence, South Carolina, pools consistently add value. The usable season length and entertainment appeal are factors buyers weight directly. This myth originates in colder northern markets where pools are usable only a few months per year.

Myth 5: You only use the pool a few months a year. Reality: South Carolina's climate supports comfortable pool use from April through October in most years. That is seven months. Owners with heated pools extend that range further on both ends.

Most pool problems start the same way, the numbers get ignored. pH, alkalinity, and chlorine each do a specific job. When one falls out of range, the others stop working. Test twice a week in summer. Consistent testing costs you five minutes. Ignoring it costs you a green pool and a service call.
