Elevator landings take every shoe in the building.

This concrete landing sees foot traffic and carts all day, and the grit grinds into the floor. We rinse it and pull the water back up with a recovery pass, and the painted lines show clean once the water is gone.

These are the spots between the rooms, and they get skipped when nobody is assigned to them.

The corners are where a floor tells the truth.

A mop doesn't get into the edge where the floor meets the baseboard, so soil builds up there pass after pass. A Floor Detail deep clean rinses that edge and recovers the water, and the difference shows from across the room.

Check the corners of your own floors this week. They'll tell you how long it's been.

Nobody sees the back room. The floor still needs to be clean.

This is a trash and compactor area, and it gets a foam rinse and a recovery pass that pulls the dirty water up and out. Back-of-house floors are where odors and pest trouble start, so we don't skip them.

What does the floor behind your trash room look like right now?

A clean office gets built one desk at a time.

Dust sits on the shelf above the monitor and the back of the chair, because those are the spots nobody looks. Our crew dusts them by hand and works around your paperwork.

Run a finger along the top of your monitor tomorrow. That's your cleaning report.

Nobody thinks about the roof drain until the ceiling leaks. What you're looking at is a drain that's been collecting debris long enough that the flow is compromised.

Organic material, loose aggregate, decomposing matter from the last season or two up on that roof with nobody checking. The water has nowhere to go efficiently, so it pools, backs up, and eventually finds another way through.

A roof drain clearout is debris removal and a flow reset. We pull the material out of the drain basin, clear the inlet, and verify flow. The drain in this photo drains the way it was designed to after clearout.
The cost of clearing a roof drain is a fraction of the cost of a ceiling repair.

The foam pass breaks down what's on the surface. The recovery pass pulls it off the floor. Most cleaning crews do one or the other. Foam application with no extraction, or wet mopping on top of a surface that's already contaminated. The two-pass process is how you actually end up with a clean floor, not just a rinsed one.

What you're looking at is the recovery pass. The foam has been down, the chemistry has had contact time, and now it's coming up. The color of what gets pulled out of a high-traffic concrete floor during this process tells you how long it's been since the last real deep clean.

Elevator corridors, loading docks, service areas. These spaces get heavy foot traffic and nobody looks at them. Until the floor becomes the problem.

Mopping doesn't clean grout. It cleans the tile surface. The grout lines get wet, absorb whatever is in the mop water, and dry with slightly more embedded grime than before. That's what routine mopping does to grout over months.

The reason commercial tile floors look dingy even right after they've been mopped is the grout. It's darker than it was when it was installed, and no amount of wet mopping changes that.

A grout line reset is a different process. Rotary scrub with the right chemistry, dwell time to break down what's embedded in the grout, and a full recovery pass to pull it out. What comes off the floor during that process has been in there a while.

The floor in this photo is mid-process. You can see the brush making contact at the grout line, working it.
If your facility's floors look visibly darker in the grout than the tile, that's what we fix.

Commercial carpet will hold up to 8 times its own weight in dirt before it starts showing it.

That's why vacuumed carpet can still look fine while holding bacteria, allergens, and dry soil deep in the fiber. The dry soil acts as an abrasive, cutting the carpet fiber on every footstep. That's what shortens the lifespan.

An Extraction Pass injects hot water into the carpet under pressure and pulls the loosened contamination back out. What comes out of a 'clean' carpet after the first extraction pass tells the whole story.

Is your carpet cleaning program running extraction on schedule, or just vacuuming between annual deep cleans?
