1. You're reactive: service calls only happen after a tenant reports a problem.
2. There's no documentation trail: you can't show inspections, treatments, or trend data on demand.
3. Your provider doesn't differentiate between units, common areas, exterior, and trash zones.
A quarterly commercial program should give you a documented inspection log, pest activity trending, and a single point of contact who knows your portfolio. That's the difference between a vendor and a partner.
