Most homeowners don't know they have a problem, until they're faced with water coming in through the roof, but the symptoms start long before those leaks are noticeable.
Asphalt Shingle Roofing Construction 101
Fiberglass: Modern Asphalt Shingles have a fiberglass base, and are coated in a refined liquid asphalt. As long as the asphalt oil exists in this combination of materials, your shingles are flexible, keep the wind from bending/curling them, or ripping them off completely, and keep rain from soaking through.
Adhesive Strips: on the underside of your shingles, are adhesive strips. These strips help ensure that your shingles adhere to one another as the roofers stagger them on top of each other in the installation process.
Ceramic Rock/Granules: In the manufacturing process, these rocks/granules are added to the top layer of your shingles. The primary purpose of these rocks/granules, is to deflect the heat and the sun's UV rays; both of which prematurely age and dry out your shingles.
Excepting for direct roof damage, granule loss is the earliest sign that your roof's shingles are headed for trouble.
Be on the look out for balding patches, granules in your gutters, or (where you have no gutters) building up around your home's perimeter.
Aging/Ageing, wind and rain are the biggest culprits in these rocks/granules becoming separated from your shingles. As this protective layer starts shedding, the sun's heat and UV rays begin evaporating the oils in the shingles, and this is where the real damage begins.
As heat is allowed to progress deeper into your shingles, it gradually removes the refined asphalt oil, and the adhesive from the underside strips. As this stage progresses, your dried out shingles begin cracking, curling, and separating from one another.
This is where the wind and rain become problematic, as both wind and rain are slowly allowing the water to seep deeper into the shingles, and eventually penetrates into your home.
Flashing: Your roof also has many areas where "flashing" is needed. This thin metal material is used to redirect water away from vulnerable seams, joints, and transitions where standard shingles cannot form a complete seal.
Underlayment/Tar-Paper: Roof underlayment is a vital water-resistant layer installed between your home's roof deck and outer shingles. Its main purposes are to act as a secondary water barrier, to protect the wooden deck from severe weather, and prevent interior leaks.
Decking: Roof decking acts as the foundational, load-bearing layer of a roof system. It provides a solid nailing surface for exterior materials, distributes weight evenly across structural framing, and adds stability against harsh winds.
As your shingles age and dry out, these seams become more exposed to the elements, and this allows water to get into areas where your flashing was installed, to protect.
