What is Soft Washing?
Soft washing is a cleaning method that uses a low-pressure washing technique, along with a mixture of algaecides, oxidants, surfactants and water, to safely clean exterior surfaces of organic stains, mildew, algae, dirt and pollution.

What is the difference between Soft Washing and Power Washing/Pressure Washing?
Although soft washing, power washing and pressure washing seem similar they all use different techniques, equipment, pressure and chemicals. Power washing and pressure washing use a much more powerful water pressure than soft washing and power washing is typically done with much hotter water than pressure washing. The Soft Washing method is combined with a biodegradable disinfecting cleaning solution to kill the mold, mildew, bacteria, algae, fungus, moss and more.

When should you use Soft Washing method?
Soft Washing should be used on surfaces that are notoriously hard to get clean with pressure or would be damaged if one were to use high pressure on them such as windows, roof shingles, screens, wood paneling, etc. Soft washing was originally designed for the purpose of cleaning algae off of roof shingles.

Why should you Soft Wash your roof?
Gloeocapsa Magma (algae) is common on roofs and often leaves signature black streaks all over your shingles. This substance thrives in humidity and hot temperatures and spreads out, having a destructive effect on your roof. It feeds off the moisture that certain types of shingles hold on to. While the roof is affected, it begins to lose its ability to reflect UV rays and eventually rots the shingles. This has been said to damage roofs severely and can take up to 10 years off the life of a roof. Soft washing is the only way to effectively remove this algae without damaging the shingles and voiding any warranty. The Asphalt Roofing Manufacturers Association recommends low-pressure oxidant and detergent assisted washing as the preferred method for cleaning asphalt roofs in order to prevent damage to the shingles.

Pressure washing a roof, with a regular pressure washer, can and will void your warranty and cause granular loss. This means that the integrity of the roof tiles will be compromised due to damage from the intense pressure of the water. In addition, power-washing only scrubs the surface of the roof without removing the root systems that have grown in, around, and under the tiles.
The Soft Wash technique eliminates all plant, fungal, and bacterial life and any dirt and grime from the roof safely, returning it to its original color with no risk of damage to the roofing materials

How do we Soft Wash?
First, we prepare your surrounding area and protect any plants or grass you have around the roof area you we cleaning. Then, we prepare the cleaning solution. Once the solution is prepared, we load it into our soft wash sprayer to apply to the surface you need cleaned. Soft washing runs water through a pump and hose with very little pressurization. The pump can also direct the cleaning solution mixture through the hose. Then the hose is directed at the surface being cleaned and the water mixture is sprayed out.
The soft wash system normally consists of higher concentration of cleaning solutions and a higher volume of water versus pressure. Application is gentle, with less pressure than what comes out of your pressure washer. Once you we are done spraying, depending on the surface-like a roof, the solution is left on the surface in order to kill everything down to the roots versus if you have applied it to siding, then it is typically rinsed off. Roof concentrations are typically higher than siding.

We have been soft washing in Dallas all types of roofs, Shingle, Metal, etc.

Are you considering soft pressure washing? While most people turn to standard power washing to clean their home exterior, it’s important to understand the best kind of washing methods for each part of your home. As with all home maintenance, you want to select the best cleaning methods that increase the longevity of your house’s structure.

Soft Washing vs. Pressure Washing

When most people consider how they are going to clean their home exteriors, they turn to power washing as the preferable method. Power washing uses higher temperatures and enough pressure to blast off much of the dirt and grime that makes our homes look grimey. Since it is so effective in cleaning our siding and sidewalks, we might assume that it would be the best method of cleaning all parts of our home exterior. But, if you’ve ever had a machine get away from you for a minute you know the damage power washers cause when the pressure is too high.

Soft washing uses a low-pressure technique that is combined with a cleaning solution designed to kill much of the plant life eating away at your home’s exterior. This includes mold, mildew, bacteria, algae, moss, and other fungus known to make people sick.
Why Consider Soft Washing?

One of the most vulnerable parts of your house is your roof. Storm damage, accidents such as falling tree limbs, and even small holes can cause leaks or worse that send water throughout your house. Roof maintenance is essential to the overall health of your home.
Florida homes are known to grow algae commonly found on roofs following hot temperatures accompanied by high humidity. When left untreated, the algae, such as Gloeocapsa Magma, and its signature black streaks, will eventually rot the shingles, taking up to 10 years off of the life of a roof. Soft washing effectively removes algae without damaging the shingles.

Since roofs see the most significant growth of algae during the summer months, fall is the perfect time to consider scheduling your soft pressure washing. As temperatures start to cool, even slightly, the slowed growth of everything from algae to bacteria can be temporarily halted with a good washing.
What Is the End Result?

Soft washing uses a higher volume of cleaning solutions and more water versus pressure. The process will safely clean your roof, returning it to its original color with no risk of damage to the roofing materials. So, rather than skip pressure washing your home in Dallas Texas, contact us to schedule your soft pressure washing. We’re available to service your residential or commercial property with pressure washing. Give us a call today for a free estimate.
