It is the time of year for family and friends, and cold weather. Over the last couple of years, the DFW community has had some very cold stretches causing tough situations and massive damage in it's wake. It typically takes several days of below freezing temperatures followed by a period of above freezing temperatures to create the formula for pipes to expand and explode.

A local Lakewood area commercial business had a sewage backup issue that needed an emergency response from our SERVPRO of Southwest Dallas sewage remediation team, and a plumber. Mitigation companies and plumbers often work in complementary roles.

For water damage issues, often the source needs to be found before the plumber can fix the problem. We have thermal cameras and other tools to help locate the cause. Unless the source is obvious, without assistance, plumbers are often tearing out numerous areas of drywall until they can visually see the dripping water.

For sewage issues, a remediation team can clear out the major sewage material so the plumbers can safely and effectively get in to view the situation. A small Buckner Terrace company in Dallas had a sewage backup. Sewage flowed out of several spots including drains and toilets into a handful of rooms in the store before receding. Any number of things can cause this issue, from a buildup of items that should not be flushed to work being one on the street that accidentally affects the sewage line. In these situations, a plumber should be called immediately to fix the issue. Next, a sewage remediation company like SERVPRO of Southwest Dallas should be called to sanitize, disinfect and clean the affected area. Non-porous materials typically can be cleaned while porous materials often need to be removed and thrown away.

A Dallas home in the Duncanville area had an AC leak in the attic. This came after an HVAC company had recently worked on the system. Water flowed through the wood sheet in the attic, then through the insulation and last through the ceiling drywall in the room below. The wet insulation is the big issue and needs to be located and removed. This can either be done by removing the OSB sheets in the attic or cutting out some of the drywall in the ceiling below. The OSB can be hard to remove due to it often being under the HVAC system and the screws holding it in place. However, sometimes this is preferred as taking out drywall can add time and cost to getting back to pre-water damage condition. In this case, our SERPRO of Southwest Dallas team was able to pull out the wood sheeting in the attic alleviating the customer of the need for more reconstruction. A rental condominium in the Addison area of Dallas had a dishwasher leak causing damage to the floors and drywall. The average life expectancy of a dishwasher is between 9-16 years with repairs often needed within the first 5 years. This does not always mean that there will be a leak, but it is worth noting. Depending on the insurance policy, slow leaks may not be covered. Dishwashers typically can fall into the slow leak category. This can mean seepage over time into the flooring, even tile as well as deterioration of adjoining cabinetry. It is not a bad idea to do periodic under the cabinet odor checks and visual inspections to make sure there are no signs of water damage. A large hotel in Fort Worth had a water leak from a bathroom that spanned 3 floors. The bottom floor was the lobby that had removal ceiling paneling. Typically in these commercial ceilings there is a fair amount of ducting and wiring, it can be tough to get areas like that dry. A Frisco area home had a water intrusion event from an outside sprinkler system. Water is clear and sometimes can be challenging to detect what materials have been affected. A Dallas home in the Cedar Hill area had a water leak from a crack in the washing machine line. When water gets under the floor, you can often see water coming up through the seams of the floor or darkening of the seams. Another possible way to check on the water intrusion is to remove the threshold in suspected areas. Water often puddles here and is easily visible. A commercial building in the Oak Cliff area of Dallas had a toilet leak in the middle of summer that was not noticed for a couple of days. The steady stream of water created standing water throughout the structure. Water bubbles often are created when paint on a wall or ceiling separates from the drywall. This is often helped along when there is high humidity which can be elevated due to heat. The bubbling can be just a cosmetic item and does not necessarily mean that drywall needs to be ripped out but can be dried, scraped and repainted. A fire in the Trinity Groves area of Dallas caused soot damage throughout the home. Hard material items like tile and glass can often be cleaned with a degreaser while more porous items like furniture and clothing with either need to be discarded or deep cleaned. A high-end townhouse in the Oak Lawn area of Dallas had a pipe burst inside a wall. Water continued to shoot out of the wall for several hours as the city was called and had trouble shutting the water off. A dark night, a buried curb shut-off valve and an overgrown root caused havoc when trying to turn the valve to the off position. Once finally off, several feet of water remained throughout the first floor. Extraction, lots of equipment and demolition were needed to get it ready for rebuild. Water run-off also flowed into several neighboring homes causing more damage. It is always a good idea to annually check your curbside water shut-off valve to make sure there is nothing obstructing it. Give our team a call if you have a water damage situation!

A commercial building in the Cockrell Hill area of Dallas had water damage from a broken water line under a breakroom sink. Water flowed into numerous rooms throughout the office and made its way into the warehouse area. Our SERVPRO team was called in to provide water damage mitigation services. Water extraction was done first, then drying equipment placed and finally light demo performed to make sure the drywall walls were dried out.
