Three neighboring counties, three different directions. September reinforces the differences I’ve been watching over the summer.
👉 Click through to see how the three counties compare.
📍 San Mateo County has the strongest seller conditions of the three.** Its median price is up 8.4% year over year, while active listings are down 13.7%. Homes are selling at 103.6% of asking price.
📍 In Santa Clara County, the median price is down 4.0%, and buyers have 27.3% more active listings to choose from than a year ago. More than a third of listings have had price reductions.
Still, I wouldn’t call it a weak market. Homes are selling in a median of 11 days at 101.2% of asking price. Buyers have more choices, but competition hasn’t gone away.
📍 Alameda County remains competitive despite fewer sales. The median price is up a modest 1.2%, while active listings are down 11.0%. Sales fell 4.5%, but homes are still selling at 102.6% of asking price in a median of 13 days.
🏢 Condos and townhomes give buyers more room to negotiate. Median prices are down 7.2% in Santa Clara and 8.0% in Alameda, but up 7.1% in San Mateo. Across all three counties, they’re selling below asking, at 97.2% to 98.9% of list price.
There’s also more supply: 3.4 to 4.3 months, compared with about 2 months for houses.
Lately, I’ve put together custom market reports for clients who wanted to know what’s happening in their own neighborhood.
