Most agents look at the surface. Price. Square footage. Maybe the condition.

Then they wonder why their deals are messy. 🤷

Here's what I actually check before I even talk to a client:

🔍 Thing #1: The neighborhood trajectory Not just what it is now, but where it's heading. Are young families moving in or out? Is commercial development coming? Are nearby schools improving or declining? Most agents miss this. It's the difference between a solid investment and one that stalls in five years.

💰 Thing #2: The actual buyer/seller psychology What are they really asking versus what they actually need? Someone asking about rates might really need confidence. Someone browsing homes might need to understand their actual budget first. Most agents answer the question instead of solving the problem.

🏠 Thing #3: The hidden deal-killers before listing That weird smell. The foundation crack nobody mentioned. The roof that's got [ #] years left. The electrical panel that's outdated. I get inspections before listing so we fix problems proactively instead of reactively. Prevents offers from falling apart later.

Here’s the thing: Most agents follow a checklist. The good ones actually think.

They look deeper. They ask better questions. They spot problems before they become disasters.
