To say guests won't damage your property if you list it as a short-term rental would be a lie. Damages are bound to occur.

💡 However, you can make sure you don't pay for a single expense out of pocket, if you know what you're doing.

Make sure you ⬇️

1. Take lots of pictures

2. Claim LABOUR as well as replacement costs. If a guest damaged your TV, claim the cost to mount it, if guests left a huge mess claim additional cleaning costs, etc.

3. Be ORGANIZED when providing all documentation to AirBnB. Ensure you submit everything as soon as possible, and follow up consistently to ensure you're on top of any additional documents requested.

Minor issues make the difference between a 4 and 5 star stay - and seeing as a 4.8 average and above is needed to maintain Superhost status, this is a HUGE difference!
