Not every water heater issue means “replace it.”

During a recent water heater evaluation, our technician found signs of burned and damaged electrical wiring supplying power to the unit.

Before recommending a replacement, we made sure the bigger issue was addressed first. The customer was advised to have a licensed electrician inspect and repair the wiring and confirm the electrical supply is safe for a new water heater.

Once that’s taken care of, Freeline will be ready to finish the job.

That’s part of doing plumbing the right way — looking beyond the obvious and paying attention to the details.

A leaking prep sink may seem like a small issue, but in a busy restaurant, even a small leak can disrupt the day.

At Panda Express, Freeline found a loose sink drain and a torn gasket between the sink and drain assembly. We replaced the damaged gasket, tightened everything up, and tested the sink with water to make sure there were no further leaks.

One repair. One less problem for the restaurant team to worry about.

Water pressure can change for a number of reasons, and the pressure reducing valve (PRV) is one component worth checking.

For this service, our team evaluated the existing PRV and checked the system’s water pressure. After reviewing the findings, we walked the customer through multiple repair and replacement options, including addressing related components if needed.

No work was performed at this time—the customer now has the information and options needed to decide how they’d like to move forward.

A slow or clogged drain doesn’t always mean hydro jetting is the answer.

For this second-floor custodial sink, our technician first evaluated the drain line and used a K50 drain machine to clear the blockage and restore proper flow.

During the inspection, we determined the sink was connected to a branch drain line. Because of the line’s configuration, hydro jetting could have created unnecessary blowback and flooding on the second floor.

The right solution isn’t always the most aggressive one. It’s the one that safely solves the problem.

Drain cleared. Flow tested. Work area cleaned and restored.

🚨 Water shooting from the water heater vent? Don’t ignore it.

That’s exactly what we found on a recent service call.

The homeowner was dealing with a significant amount of water coming from above the water heater. After inspecting the unit, we found an internal tank failure — with water coming through the vent opening and leaking from the bottom of the tank.

The water heater had reached the end of the road, so we replaced it with a new natural gas water heater, checked all connections, tested the gas and ignition, and let the unit complete a full heating cycle.

✅ No leaks
✅ Proper ignition
✅ Full heating cycle completed
✅ New water heater working as it should

Another failed water heater replaced. Another home back to normal.

If your water heater is leaking, making unusual noises, or just not keeping up anymore, it’s better to have it checked before a small problem becomes a big mess.
