Our team arrived to a kitchen drain that was moving slowly due to a blockage inside the line. After removing the trap for access, we mechanically snaked the drain line about 40 feet and cleared the obstruction located between 20–30 feet from the access point.

Once the line was cleared, we tested it thoroughly with water to make sure everything was flowing properly again. No additional restrictions were found in the accessible portion of the drain during today’s service.

🔍 Mystery leak — SOLVED.

A tenant noticed water dripping from a living room ceiling light every time the upstairs bathtub was used. Not exactly what you want to come home to.

We ran a full leak detection — inspected the plumbing, opened access panels, and tested the tub multiple ways. The culprit? A bathtub overflow assembly that was installed with zero thread sealant and no caulking around the plate. Every time the water hit the overflow, it bypassed the assembly completely and soaked into the ceiling below.

We disassembled it, sealed it properly, tested it again, and confirmed — no more leaks. ✅

A little maintenance today can save a lot of trouble later.

Our team completed a full 5-Point Plumbing Inspection and checked the tankless water heater for recommended maintenance. We provided an estimate to descale and flush the unit to help clear mineral buildup, improve efficiency, and support a longer system life.

While inspecting the home, we also found a leak at the lower-level bathroom drain. After a closer look, the issue was traced to a damaged bathroom sink P-trap. We provided an estimate to replace the broken fitting, restore proper drainage, and make sure everything is leak-free after installation.

Toilet backing up or draining slow? Sometimes the issue is deeper than what you can see.

For this job, the toilet had to be pulled and reset so we could access the drain line, snake the blockage, and restore proper flow. After clearing the line, we tested the system to make sure everything was draining properly before reinstalling the toilet with a new wax ring and closet bolts as needed.

Clean work. Proper reset. Drainage restored.
