For agents, buyers, and sellers: what does a CL-100 inspection actually look for?

The CL-100 is the Official South Carolina Wood Infestation Report, also called a WDI/WDO report. Here's what the inspector checks and has to report:

✅ Subterranean termites, active or from a past infestation
✅ Drywood termites
✅ Powderpost beetles and old house borers
✅ Any other wood-destroying insects
✅ Wood decay fungi (counted as active when the wood's moisture reads 28% or higher)
✅ Excessive moisture under the first floor (wood moisture of 20% or more)
✅ Visible damage to sills, joists, plates, columns, door jambs, headers, porches and exterior stairs. It has to be disclosed even if no repair is needed.
✅ Any areas the inspector couldn't see or reach
✅ Past termite treatment and any warranty on the house

The report is good for 30 days, and it isn't a guarantee against future infestation.
So what happens when a CL-100 comes back "not clear"? It doesn't mean the deal is dead. It means the inspector found something (active termites, damage, wood decay or moisture) that has to be dealt with and documented before the lender moves forward.

What matters then is speed and a straight explanation: what was found, how serious it is, what it takes to fix, and how fast a re-inspection can happen inside the closing timeline. That's the part I'm good at. Twenty years in, I've seen most of what shows up on these reports and under a house.

Bat Week starts today. Bats have a reputation they don't deserve. They eat huge numbers of night-flying insects, and the Upstate is better off with them around.

What you don't want is a colony in your attic. Fall is the right time to deal with it: the summer maternity season is over, so there are no young bats that can't fly yet to get trapped inside.

The right way is exclusion: one-way devices that let bats leave but not come back in, then sealing the entry points once they're out. No harm to the bats. No colony in the attic.

Rodent Awareness Week. One entry point to check this weekend: the garage door.

The rubber seal along the bottom of a garage door wears out, cracks, or gets chewed at the corners. That leaves a gap at each end, and it's often more than a mouse needs.

Easy test: during the day, close the door, turn the garage lights off, and look at the bottom corners. If you can see daylight, a mouse can see a way in. Test and comment "light" or "no light."

The seal is usually a simple fix. Finding the rest of the entry points is what an inspection is for.

It's Rodent Awareness Week, so let's start with what most people get wrong.

A trap catches the one you see. Exclusion stops the ones coming behind it.
If you set traps every fall and catch mice every fall, the traps are working. The house isn't. Somewhere there's a gap they keep using.

We do both: active rodent control, and sealing the entry points so they can't come back. We inspect the whole structure, seal what needs sealing, and document it with photos.

If your house has a sunny south or west wall, you may see it covered in lady beetles over the next few weeks.
These are multicolored Asian lady beetles. In October and November they look for somewhere to spend the winter, and a warm wall with a gap in the siding or a torn window screen is exactly that.
Spraying the ones you see doesn't stop the next wave. Sealing cracks and fixing screens does. That's Clemson Extension's advice too, and it's how we handle it.

One more thing: don't crush them indoors. They can leave a yellow stain and a smell. A vacuum works better.
