Take a look at the process behind this custom brick walkway we recently completed. At Blue Collar Scholars, our masonry team specializes in high-end hardscaping that completely transforms the look of a property.

Your home was built with a drainage system. Three parts, all buried underground, all designed to keep water away from your foundation.

Drain pipes at the base of the foundation catch underground water and redirect it. Gutter pipes carry roof runoff away from the house through buried lines. The ground was sloped so surface water flows away from the walls, not toward them.

When your home was built, all three worked. After 50+ years of settling, root growth, and zero maintenance, all three are probably failing.

The drain pipes are packed with mud and roots. The gutter pipes are crushed or disconnected. The soil has gone flat or tilted back toward the house. Three things that were supposed to work together, all breaking down at once, all invisible until your basement gets wet.

Why on earth did we build this garage ceiling so low? Swipe or watch to see the exact reason! We are wrapping up this custom garage and ADU build in Bethesda and the first floor ceiling sits just under 7 feet tall. It might look like a mistake but it was actually a highly calculated design choice.

Every property has strict building restriction lines for air space. If we made this garage any taller we would have been legally forced to push the entire structure several feet further into the yard. That would have completely destroyed the homeowner's valuable outdoor space and ruined their plans for a future pool and patio!

By dropping the ceiling height slightly we maximized the property value gave them a massive ADU and saved their backyard. This is exactly why you need a specialized design and build firm that understands local zoning laws!

Are you dealing with a flooded yard because of your neighbor's new hardscaping?

Adding a new patio or driveway means adding impervious surfaces that no longer absorb rainwater. That water has to go to the lowest nearby point, which is frequently your yard.

In Montgomery County, stormwater management regulations state that runoff from new impervious surfaces must be managed on the property where they were created. If a neighbor installs a patio without proper drainage, they can violate county code and be held responsible for downstream damage.

Before arguing about fault or calling a lawyer, you need engineering data to document the actual water flow. Here is how we solve it:

- We evaluate the grade change and map the runoff source.
- We install a dry well system along the property line to intercept the water before it crosses into your yard.
- Surface water is routed into a buried infiltration chamber where it slowly disperses into the subsoil.

A dry well and catch basin system typically costs $4K to $10K for a DMV lot. This one-time fix is much cheaper than foundation repairs, which start at $25K, or lengthy legal disputes.
