A home inspector did not comment on the fact that this structure had a Plumbing Leak, was
also was missing a v***r barrier annd failed to mention that there was mold in the Attic of this structure (which there is no photos of in this post) due to lack of ventilation and the prior person that put in insulation plugged every single attic vent.( Small problem easy to rectify, easy to treat)
most importantly they did not comment on their inspection that this home had carpenter ants. And a Plumbing Leak and termites and also that the insulation that should be on the water pipe to protect them from freezing, was missing!
I literally jumped down in this crawl space just to take a peek as we did a startup for Pest Control ( this home was just purchased) and i was amazed at the amount of sawdust that I found in the insulation .
In one of these photos you can see a little bit of sawdust hanging out of the insulation. (Very visabale )
as I drop that insulation I quite literally could have filled up five 5 gallon buckets of sawdust that had been pushed out of the wood that is up above this area.
This is a very serious problem that has taken many many years to get to this stage and yet this particular client was not informed of these issues when they purchased the home. With this amount Sawdust there is going to be substantial damage to in that corner of the structure.
There was also no mention that this home had subterranean termites at the cardboard form boards for the support pillars.
Use caution my friends hire a very reputable home inspector that has fantastic reviews look high and low for them because they are few and far in between.
I've come across this type of stuff my entire career and this particular structure is going to cost the client a substantial amount of funds to fix the damage caused by the carpenter ants fortunately the termites have not done any damage to the structure that I am aware of but a treatment will be needed to take care of and prevent future damage from both pest. Also, on the home inspection report it would appear that this falling insulation and missing insulation was not mentioned
