Nothing makes your house feel clean like a professional carpet cleaning. Using a home machine or renting one at the local grocery store is not the same as a professional clean. 6 Mistakes to Avoid When Choosing a Carpet Cleaner
MISTAKE #1: Choosing a carpet cleaner based on equipment alone.

No question, your carpet cleaner needs first-rate equipment. But he also needs employees who are skilled at operating that equipment. Many companies own hot-water extractors, but very few teach their employees how to use them properly. The best way to know that the carpet cleaner’s employees have been properly trained is to make sure the cleaner has been certified by the Institute of Inspection, Cleaning and Restoration Certification (IICRC).

MISTAKE #2: Choosing a carpet cleaner based on low price.

Low price could be a problem in three ways:

Low price can be the bait that attracts your phone call. But once the cleaner gets into your home, he pressures you into a much more expensive job.

THE IMPORTANCE OF VALUE AND PRICE:

Price is what you pay. Value is what you get. When you select a carpet cleaner you’ll choose from a wide variety of cleaning methods and prices. Shaw Industries, the world’s largest carpet manufacturer recommends hot water extraction from a truck-mounted unit, using a portable unit only in areas where the truck-mounted unit won’t reach.

Here’s why:

A truck-mounted unit cleans much better than a portable unit for three reasons:

It heats the water to a higher temperature. For every 18 degree increase in temperature above 118 degrees F, you double the water’s cleaning ability. So if the water temperature is 136 degrees F it will clean twice as well as water that it 118 degrees F. 154 degree water will clean four times as well as 118 degree water. and so on until you reach a water temperature of 250 degrees F.
It shoots the cleaning solution into your carpet at higher pressures which breaks up the dirt, chemicals and pollens. 400 to 500 pounds per square inch is the optimum pressure for truck-mounted hot water extraction.
The machine uses stronger suction to draw the dirt, chemicals, pollens and to***co smoke residue out of your carpet. Not surprisingly, having your carpet thoroughly cleaned with truck-mounted hot water extraction costs more than renting a shampooer at the corner grocery store. No question, it will get out some of the dirt but the key word here is “some.” It will not get out many of the pollens, chemicals and dust mite residues. On the other hand, if you want your carpet to look good and give you years of dependable service, you need to take good care of it. This means you need to have it cleaned by a skilled, qualified technician at least every six months to one year, depending on the amount of soiling and foot traffic it receives. And you need to have it cleaned thoroughly, as only a truck-mount hot water extractor can do.

Having your carpets cleaned is a chore that usually falls into the same category as spring cleaning: not very fun to do, but necessary, and should occur at approximately the same level of frequency. Most carpet owners, however, will only have their carpets cleaned once every few years (and some not even that). Carpet cleaning is not just important for removing stains. Having your carpet cleaned will improve and prolong your carpet's performance.
How Often Should You Clean Your Carpet?
To keep your carpet looking and performing well for as long as possible, manufacturers recommend having your carpet cleaned at minimum every 12-18 months, depending on the amount of traffic in your home. In fact, such frequent cleaning is a condition of many warranties—be sure to carefully read your warranty information.
Nylon Carpet
While regular cleaning is important for all types of carpet, it is especially true in the case of nylon carpeting. Nylon contains a hydrogen molecule. This is the primary source of nylon's resiliency. When the fibers have been flattened down due to foot traffic, cleaning reactivates the hydrogen molecule, causing the fibers to literally bounce back. The cleaning will actually revive the carpet and enhance performance.

The method of carpet cleaning recommended by most carpet manufacturers is hot water extraction, which is more commonly (though slightly incorrectly) known as steam cleaning. In the hot water extraction method, hot water is essentially sprayed on the carpet and then sucked back into the machine, along with any dirt that was on the carpet. There is usually a cleaning solution added into the water to assist in the removal of stains and soiling.
This is different from the process of true steam cleaning. However, today it is widely accepted that the term steam cleaning actually refers to hot water extraction, the most common carpet cleaning process. Learn the difference between steam cleaning and hot water extraction.
Professional Carpet Steam Cleaning
Professional cleaners may use either a truck-mounted unit or a portable machine. The portable machine has obvious benefits, such as being able to be used in apartment and condo buildings in units that would otherwise be beyond the reach of a truck-mounted unit's hose. However, truck-mounted units are more powerful than portable units and should be used whenever possible for maximum efficiency.
DIY Carpet Steam Cleaning
There is an abundance of do-it-yourself (DIY) steam cleaning machines available for either rent or purchase. With so many different machines on the market, it can lead you to wonder if you should skip calling in the professionals, and just tackle the job yourself.
If your household is prone to spills or accidents that are difficult to clean, a small cleaner may be a worthwhile purchase to have on hand. However, for more general cleaning of your entire carpet surface, it's highly recommended to have a professional come to do it.
Risks of DIY
Generally, DIY machines do not heat the water to the same high temperature as professional machines, which results in less effective cleaning. In addition, these machines are not as powerful as the ones professionals use, which means that they are not able to extract as much of the water (and therefore dirt) from the carpet.
When properly done, carpet should be only slightly damp after it has been thoroughly cleaned. Wet carpet indicates that the machine was not powerful enough to do the job effectively. If your carpet is very wet after cleaning, use fans to speed up the drying, and be sure to stay off it until it is dry. Do not replace the furniture before the carpet is completely dry.
Other variables, such as the amount of cleaner to add to the machine, and the technique for using the machine (how fast/slow to move across the carpet), present several opportunities for things to go wrong with DIY machines or at least not as well as with professional cleaners.

In addition to frequent vacuuming, its important to clean your carpet on a regular basis. Cleaning systems will remove the oily, sticky soil that vacuums can't take out, and will help keep your carpet looking great over time.

Cleaning systems target the soils that result from cooking vapors, air pollution, and tracked-in dirt. The particles of oily soil deposited on carpet fibers can cause gradual but significant dulling of colors. The color isn't lost, but is hidden under the film. If this type of soil is allowed to accumulate, it begins to attract and hold the dry soil.

How to clean carpet?

Preventative Maintenance - walk-off mats placed at doorways prevent a majority of staining and soiling
Spot and Spill Removal - prompt attention to spills will prevent a stain from setting
Vaccuuming - vacuum high-traffic areas to prevent matting
Hot water Extraction or steam cleaning - every 18 months or more depending on the traffic in your home, will remove oils and particulates that accelerate soiling.

Get on a cleaning schedule

If carpet is cleaned before it becomes too unsightly, the cleaning chore will be easier and more successful. Carpet in a typical household should be cleaned every 12 to 18 months, depending on the number of residents and amount of activity.

Choosing the proper cleaning system is important. Some systems may leave residues which accelerate re-soiling and defeats the whole purpose of cleaning.

Professional advantages

Professional carpet cleaners are a great choice for your floor. Their cleaning equipment has more extraction power than the rental units available to individuals, and the carpet should dry more quickly. When carpet is cleaned you basically have hot water being forced onto the carpet. Hot water extraction units that don’t have the CRI Seal of Approval may not extract enough of the water from the floor to allow for proper or sufficient drying. When carpet is over-wet and the water isn’t extracted, it can lead to a whole host of issues such as wrinkling of the carpet and in extreme cases, even delamination. Not all carpet cleaning is created equal. Do you know the difference between encapsulation, tank and bonnet and hot water extraction cleaning?
Encapsulation is a dry method where you spray on a cleaner, work it into the carpet then vacuum for a surface clean. Very inexpensive method for companies to use, but not a good deep clean.
Tank and bonnet is when you spray a solution onto the carpet and then use a buffer pad to surface clean the carpet. Inexpensive method, just offers a surface clean.
Hot Water extraction uses a truck mounted system that heats the cleaning solution to 180+ degrees and then a power-head or wand is used to shoot the solution deep into the carpet. If you are using a power-head, they also lift the fibers of the carpet for a deeper clean and then extracts the water from the carpet. If you are using a wand, it simply shoots the hot water in and then sucks it back out. More expensive method, but a deeper clean that lasts longer.

When comparing prices with companies, make sure to ask what method they are quoting because there is big cost difference in the methods.
