Many pools somehow "pass" inspection during the sale of a home, even when there are serious underlying problems. A recent example: a home just closed escrow, and within 7–10 days (with no pool usage and no visible equipment leaks), it’s already showing signs of an internal pool leak.

The most concerning part? This pool somehow passed inspection, yet it clearly has hidden issues. While I won’t mention who the seller is, this is a reminder that these situations happen more often than you’d think—and buyers are left paying the price.

If you're planning to purchase a home with a pool, do not rely solely on the general home inspection. Once the sale is finalized and your home warranty is in place, hidden pool issues are often not covered—leaving you with expensive repairs.

Common Costs You Might Face:

Pool plaster repairs – Replastering can cost between $5,000 and $10,000, depending on pool size.

Leak detection – Typically runs from $200 to $500, not including repair costs.

Protect Yourself:
