Football's back, so here's the only maintenance analogy we'll make all season.

No team waits until kickoff to start preparing. The work that decides the season happens in the off-season, in practice, in the stuff nobody watches. By the time the game starts, the goal is simple: no surprises.

Commercial buildings run the same way. The properties that get through their busy stretch without a scramble aren't lucky. They got maintained before the leak, before the outage, before the tenant complaint. Preventative maintenance is just running a good off-season.

Enjoy the opener. May your season have fewer breakdowns than your building would without a maintenance plan.

Labor Day is a good moment to recognize the people who do the hands-on work.

Cooling that holds through a Florida summer, systems that run day after day without a second thought, all of it comes down to skilled technicians and field crews doing the job right. Often early, sometimes late, and yes, sometimes on the holidays.

To the tradespeople who keep commercial properties running, on our teams and across the industry: thank you. We're proud to work alongside you.

Happy Labor Day from all of us at INTEGRATED.

Day-to-day maintenance is one thing. A capital project is another. A roof replacement, a parking lot resurface, a full renovation, a major system upgrade. These are the jobs that eat a property manager's calendar, because they usually mean sourcing, scheduling, and coordinating a stack of separate contractors on top of the rest of the job.

Capital project management means handing that off. IMS coordinates the trades, the timeline, and the communication so a large project runs as one managed process instead of ten things you're personally tracking.

The value of a partner on a project this size isn't just the work. It's not having to be the general contractor on top of your actual role.

Every property carries a backlog. The list of small things that aren't urgent enough to jump the queue but never quite get done. A slow drain. A stained ceiling tile. A door that sticks. A patch of pavement getting worse.

The problem with a backlog is that maintenance doesn't hold still. A minor repair deferred long enough becomes a bigger repair, plus whatever second problem it caused on the way. The cost doesn't wait patiently while you get to it. It compounds.

A partner who works the backlog on a schedule, not just the emergencies, is how that list stops growing. Clearing five small items now is almost always cheaper than dealing with the one that turned into a project.

Seven years ago, Jacob joined INTEGRATED as a Billing Coordinator. Today he leads billing for both INTEGRATED Air & Heat and INTEGRATED Maintenance Solutions.

Billing is a function people only notice when something is wrong. Invoices that match the work performed. Documentation that holds up when a client has questions. Records that stay clean across two companies. Jacob has handled that for seven years, and the team runs better because of it.

Congratulations on seven years, Jacob.

An empty building feels like it's on pause. It isn't.

The day the last tenant leaves, the clock starts. In Florida, heat and humidity move in fast once the HVAC gets switched off to save money. Moisture works into drywall and flooring. Still air invites mold. Pests find a quiet space. Small systems fail because nothing is running them and no one is checking.

By the time an owner has a prospect, the building often needs more work to show well than it would have cost to hold it steady in the first place.

Our latest post looks at what actually happens to a vacant commercial property in Florida, and how basic preservation keeps a building lease-ready instead of letting it slide.

By the time an office or flex tenant is deciding whether to renew, they've already made up their mind about the building. Not from the lease terms, but from how it treated them all year. The suite that ran warm every afternoon. The repair that took a week. The lobby their clients walked through.

New on the blog: the building conditions that quietly decide whether office and flex tenants stay, and the maintenance that keeps them.

A clean building isn't an accident. It's someone showing up on a schedule before tenants and their visitors ever notice a problem.

Recurring porter service covers the day-to-day: entrances, common areas, restrooms, trash, the constant small stuff that makes a property feel cared for or neglected. The quieter benefit is the second one.

It's upkeep and a daily set of eyes on the property at the same time.

Tenants rarely complain about the first small problem. They complain about the third one, or they don't complain at all and quietly factor it into whether they renew.

What they notice is consistent: a restroom that's been out for days, lights flickering in a hallway, a suite that never cools evenly, an entrance that looks neglected. Individually minor. Together, they shape how a tenant feels about the building and the people running it.

Handling these fast isn't just maintenance. It's retention. A quick, closed-out request tells a tenant the building is well run, and that matters far more at renewal than most owners account for.

There's a category of work that falls through the cracks. Too small to interest a general contractor, too time-consuming for one in-house tech to fit between other calls.

Drywall patched and painted after a tenant leaves. A run of door hardware that needs replacing. Signage that's out of date. The punch list before a walkthrough that keeps getting pushed because nobody has a free afternoon.

That's what IMS handyman and construction services are built for. In-house crews, one point of contact, and jobs that get closed out instead of carried over to next month.
