Here at Apex Painting & Roof Care, we believe in total transparency with our customers. Many companies will tell you they can recoat and warranty a rusted roof for 10 years—some even claim their suppliers approve these warranties. But any experienced roofer or painter will tell you that’s simply not true.
The Truth About Rusted Roofs & Recoating
The roof in this picture should have been replaced. The rust damage was significant, and in an ideal situation, the best solution would have been a full roof replacement.
However, the customer chose a recoating option instead—and we were upfront with them from the beginning:
✔ We can slow corrosion down significantly using specialized coatings like this bitumen-aluminum hybrid.
✔ This seals the rust from moisture and air while also reflecting heat to protect the surface.
✔ But no coating can stop rust forever. Even the manufacturer of this product does not offer a warranty on rusted surfaces.
That being said, based on our experience, this coating should last 5 to 10 years before requiring further maintenance.
So what was the point? -
We gave the customer some much needed breathing room instead of having to worry about a 35k invoice or upped mortgage payments from a Re-Roof.
They are still going to need to replace this roof. It was unavoidable from the moment the first of this surface rust appeared.
But giving them an extra few years before they need to look at it at a fraction of the cost? - that's a win win in our books.
