QUESTION: Is my Landlord responsible for paying for my septic tank to be pumped out? Or does the tenant pay for it?

UNLESS explicitly stated in the tenancy agreement that the tenant is responsible for maintenance of the property, including the septic tank - Landlords in New Zealand are responsible for maintaining and emptying the septic tank for their tenants as part of their obligation to keep the property in a safe and functional condition, according to Tenancy Services and Building Performance. This includes regular inspections, necessary cleaning, and repairs to ensure the septic system is working correctly.

Why the landlord is responsible:
https://www.tenancy.govt.nz/maintenance-and-inspections/laws-and-bylaws/

Legal obligation:
The landlord has a legal duty to provide and maintain the rental property in a reasonable state of repair, which includes ensuring the sewage system functions properly.

Safety and health:
A properly functioning septic system is essential for the health and safety of the tenants, and it is the landlord's role to guarantee this.

Compliance:
The landlord must ensure the property meets the requirements of the Healthy Homes Standards for drainage and other aspects of the property.

What landlords must do:

1. Regular maintenance: Conduct regular inspections of the septic system to check its condition.
2. Septic pumping: Arrange for the pumping out of the septic tank when it fills with sludge and scum to its maximum capacity
3. Repairs: Promptly carry out necessary repairs and maintenance to ensure the system continues to operate as expected.

What tenants should do:

1. Report issues:
Inform the landlord immediately about any problems with the septic system, such as blocked drains or overflows.

2. Follow instructions:
Adhere to any instructions provided by the landlord regarding the use of the septic system to prevent damage or blockages.

πŸš½πŸ„ **Pumping Out of the Mushroom Vent: A Septic Tale of Woe!** πŸ„πŸš½

Hey, all you lovely folks in Septic-Land! 🌍✨ Our trusty septic tanks do a lot of dirty work behind the scenes, and we're here to spill the beans (not the sewage!) on a little-known but crucial aspect – the Mushroom Vent! You should never let anyone pump septic out of the Mushroom as it will cause a multitude of expensive issues.

🚫 **Reasons to Avoid the Mushroom Mishap:**

**Not a Magical Fountain:** Contrary to popular belief, the Mushroom Vent is NOT a magical fountain of septic joy. It's there for air circulation, not as an entry point for the p**p evacuation squad! Your septic tank requires the ability to breathe through the Mushroom Vent otherwise the plumbing in your house will back up and you won't be able to flush the toilet, take a shower, drain your washing machine or wash the dishes.

**Fragile Farewell:** Pumping through the Mushroom Vent says farewell to your septic's structural integrity. It's like expecting a delicate dance from Godzilla – not gonna end well! PVC gets very brittle in the NZ sunlight and it can be like working with thin glass, so just leave it alone to do its job. It is not meant to support the weight of a septic hose and the hard jolts of sucking out the solids so don't turn it into the VIP entrance for sewage removal!

**Sloppy Seconds:** Pumping out of your septic tank's mushroom only eliminates the liquid portion of your sewage sitting at the top! There are 3 parts to the sewage - liquid, sludge and solids. ALL 3 of them should always be pumped out! If you pump out of the Mushroom Vent, you're paying for a small portion of your septic to be pumped out. How do we know? Because getting the sludge and the solids mixed in with the liquid requires rough handling of the sucker hose to stir and combine the 3 to all be sucked out. This continuous up and down with the heavy, rigid sucker hose breaks the Mushoom Vent every time because again - it was not built to be tank access and cannot support the weight of the hose!

**Drainage Field Death:" Pumping only liquids out of the mushroom leaves sludge and solids behind! This cakey mess gets forced into the drainage field over time and because the holes in the drainage field are not properly flushed out with liquids, they get clogged with poo, wipes and lots of other wonderful things that are flushed down the toilet. We've even sucked out toys and garden tools!

We've had a few locals who have had to ring us less that 1-2 years after being pumped out because the sludge and solid "foam" left behind from pumping out of the Mushroom Vent has floated to the top and plugged the Mushroom Vent - resulting in no or slow draining house plumbing. Imagine how happy they were to pay for this service again so soon.

Remember, folks, steer clear of the Mushroom Vent fiasco, and let your septic system do its thing in peace. Happy pumping, and may your sewage adventures be as smooth as a well-oiled plunger! 🚽✨

Now that's a nice catch! Thank you Houhora Big Game & Sports Fishing Club for the grid opportunity.

Congratulations to Piha Deep Sea Fishing Club member Ian Stephens and the team on 'Bandit'.
The weigh station was thrown into chaos late this afternoon with the expected arrival of a good sized 'yellowfin', and the first gamefish for the season across our scales.
After a lot of excitement, common sense prevailed, and it was indeed a good sized Big Eye tuna. The guys found some beautiful blue water and were rewarded.
Tuna caught in grid #3 Ahipara Septic Tank Cleaners.
A courtesy weigh for Piha Deep Sea Fishing Club.
Hope to see you again tomorrow, good luck :)

🚽 **Septic Tank Maintenance 101: Finding Your Lid!** 🚰

Hey neighbors! πŸ’§ It's time for some essential septic tank care, and we're here to guide you through finding that elusive septic tank lid on your property. Regular pumping is key to keeping things flowing smoothly! Here's your step-by-step guide:

1. πŸ—ΊοΈ **Map It Out:**
- Grab a rough sketch of your property.
- Note the locations of bathrooms and plumbing fixtures in your house.

2. πŸ•΅οΈ **Look for Clues:**
- Head outside and search for any noticeable signs like depressions or raised mounds in the yard.
- Consider where the plumbing lines run from your house.

3. 🚽 **Follow the Pipes:**
- Locate the main sewer pipe exiting your home.
- Walk its path towards the yard, observing any changes in the terrain.

4. 🚧 **Check Near Obvious Areas:**
- Septic tank lids are usually within 10-25 feet of your house.
- Look near trees or structures; lids are often close to these landmarks.

5. πŸ•΅οΈβ€β™€οΈ **Probe the Ground:**
- Use a metal rod or a sturdy stick to gently probe the ground.
- A hollow sound indicates a potential lid below.

6. 🌳 **Check Near Vegetation:**
- Look for lush or different vegetation – it may indicate the tank's location.

7. 🧹 **Clear the Area:**
- Remove any grass, leaves, or debris from the suspected area.

8. πŸ•³οΈ **Uncover the Lid:**
- Once you've pinpointed the spot, you're ready to ring or text us at - 02041643765

Hi Kaitaia, we need your help. We have a situation in Panguru involving pensioner flats that have a septic system that repeatedly overflows because they desperately need a plumber to fix a possible crushed pipe, loose any clogs and possibly dig up and replace a drainage field.

No plumbers seem to want the job so we are about to start ringing Kaikohe plumbers to try and help these poor people, but their rates are higher. This has been an ongoing issue for over 18 months and they have waited in two separate plumber queues who never showed up.

Are any plumbers in the Kaitaia area available to take this job and potentially others in that area? These pensioners NEED someone who shows up and fixes their problems.

Having your septic tank pumped out regularly is not just a matter of maintenance, it's a wise investment that can keep your wallet happy in the long run. πŸ’‘

Here's why you should make septic tank pumping a priority:

1️⃣ Avoid Costly Repairs: When a septic tank gets too full, it puts a strain on the system, leading to potential problems like backups, clogs, and even tank failure. These issues can result in costly repairs, which can easily be prevented by regular pumping. πŸ› οΈ

2️⃣ Prevent Landscape Damage: An overflowing septic tank can cause wastewater to pool on your property, damaging your lawn, plants, and trees. Not only does this affect your curb appeal, but repairing the landscaping can also be quite expensive. Pumping your septic tank helps prevent such messy and costly scenarios. 🌿

3️⃣ Extend the Lifespan of Your System: A well-maintained septic tank system can last for many years. Regular pumping removes excess sludge and ensures proper functioning, preventing premature system failure. By scheduling routine pumping, you're ultimately contributing to the longevity of your septic system, keeping you from needing a costly replacement down the line. ⏳

4️⃣ Avoid Emergency Calls: A backed-up septic system can quickly escalate into an emergency situation, leaving you in a stressful and inconvenient predicament. By getting your septic tank pumped out regularly, you can minimize the risk of sudden backups or failures that may require emergency service calls - saving you time, money, and unnecessary headaches! πŸš«πŸ“ž

So, remember, investing in regular septic tank pumping is not only essential for a well-functioning system but also a smart financial move in the long term. Reach out to a reliable septic tank service provider like ours to schedule your pumping today!

🚫🧻 Attention everyone! Let's talk about an important flushing reminder: NEVER flush wipes down the toilet! πŸ›€

Wipes, including baby wipes, disinfecting wipes, and even so-called "flushable" wipes, can wreak havoc on your plumbing system and septic tank. They don't break down like toilet paper does, leading to clogs, backups, and costly repairs. πŸ’Έ

Remember, the toilet is only designed for human waste and toilet paper specifically labeled as septic-safe. Dispose of wipes properly in the trash bin to keep your plumbing flowing smoothly and avoid unnecessary plumbing headaches. πŸ—‘οΈπŸš½
