🏠 Landlords I’d love your thoughts!

I’ve just launched Carvers Property Care after realising there’s a real gap for someone who genuinely cares about the condition of your property.

I already run a cleaning business, so I naturally notice the little things when I’m in a property leaks, damage, damp, maintenance issues, things that don’t look quite right etc.

After speaking to landlords and seeing first-hand what can be left behind during end-of-tenancy cleans, I realised there’s a real need for someone reliable on the ground who can check properties, spot issues early, report back and help arrange repairs when needed.

So I’ve actually gone and done it!

After chatting to so many landlords over the last few weeks, asking questions, getting your opinions and probably overthinking it more times than I’d like to admit, I’ve decided to properly launch Carvers Property Care.

The idea came from noticing a gap in what landlords are currently getting.

You can have your property inspected every 6 or 12 months, but what about everything that happens in between?

A small leak, a bit of mould, a broken gutter, a tenant mentioning a problem that never gets passed on little things can quite easily turn into much bigger and more expensive problems.

That’s where I want Carvers to come in.

Regular monthly visits, proper reports, photographs, keeping an eye out for the little things and, where needed, helping you get things sorted.

I don't want it to feel like another box-ticking inspection. I want it to feel like someone genuinely cares about your property and is keeping an eye on it for you.

I’ve now put the packages, pricing, reports and everything else together, and I’m really excited (and slightly nervous!) to finally get started.

So this is officially the beginning of Carvers Property Care.

A little thank you to everyone who has already taken the time to message me privately after my post about landlords and property care. ❤️

The conversations I've had so far have been really interesting and have given me loads to think about!

I'm trying to understand what landlords actually struggle with and what would genuinely make life easier for them before I decide exactly where I'm taking this.

😂 Waking up to this today definitely made me realise. I’m 40! 🎈🥂

And then it hit me, it’s the first day back at school, so I don’t even get to spend the day with my three little ones! 😭 The summer has absolutely flown by.

So today I’m taking it easy a chilled day with my mam, enjoying some birthday time before what is set to be a very eventful evening! 😂🥂

After an amazing summer, getting married and turning 40, I think I deserve a little celebration! 🎉
Back to normal routines tomorrow but today I’m making the most of it! ❤️

✨ WHAT A SUMMER IT’S BEEN! ✨

I’ve been a little quiet on here over the summer, and for very good reason… ❤️

After 15 years of love, 3 kids and a LOT of life in between, we finally got married! 💍🥂

And with me turning 40 this week, I eventually managed to get him to say I DO! 😂❤️

It’s been the most amazing summer filled with memories, family, sunshine, celebrations and plenty of chaos!

But now the kids are back at school, summer is officially over and normal routine is back 🙌🏼

And whilst things might have been quiet on the Dust to Go page, there’s actually been a LOT happening behind the scenes…

Let’s just say there are some bigger things on the horizon 👀✨

A new chapter, some exciting plans and plenty more to come.

Here’s to 40, married life and whatever comes next! 🥂❤️

BANK HOLIDAY MONDAY 🤦‍♀️😂

Me: working away, making an absolute mess, covered in crap and smelling like I’ve been living in a bin for 6 hours. 🧹💩😂

Then… I BUMP INTO ANTHONY ELANGA! ⚽️👀

And what do I do?

Do I introduce myself professionally?
Do I mention I’m a cleaner?
Do I ask if he needs someone to keep his house looking spotless?

NOPE. 🤦‍♀️😂

I go all shy little school girl, completely forget how to speak and walk away thinking…

“FFS KAYLEIGH… YOU COULD’VE JUST GOT YOURSELF A PREMIER LEAGUE CLIENT!” 😂😂😂

So now I’m putting it out there…

Anthony, if your house needs a cleaner, I promise I’m much more professional when I’m NOT unexpectedly standing next to a footballer looking like I’ve just crawled out of a skip. 😂🧽

🏠 LANDLORDS I’D LOVE YOUR HELP! 🏠

I’m currently looking into expanding Dust to Go into something a little different, and before I do anything, I’d love to speak to some local landlords and get your honest opinions.

I’m exploring the idea of offering a property care service where landlords have one reliable local point of contact for things like:

🧹 Cleaning & deep cleans
🔍 Property checks & reporting
🔧 Maintenance & trusted trades
🌳 Gardens & external jobs
🔑 Key holding & contractor access
📞 General property support

The idea is to make life a little easier for landlords by having someone who genuinely looks after the property, rather than just ticking a box and moving on.

I'm not selling anything and I'm not asking you to sign up for anything I'm simply doing some research to see if this is something landlords would actually find useful.

✨ A little Dust to Go update… ✨

I’ve been a little quiet on here recently, and there’s a very exciting reason why… 💍🤍

I’ve been busy doing something incredibly special I got married! 🥂👰🏼‍♀️

We escaped to our happy place and got to say “I do” surrounded by the most beautiful scenery, making memories that we’ll treasure forever. 🌊☀️🤍

We’re heading back home tomorrow, and from next week I’ll be getting back to all my lovely clients and catching up on messages and enquiries. 🧹✨

Thank you so much for your patience and understanding while I’ve been taking some time away to enjoy this very special chapter. I’m so grateful for every single one of you! 🫶🏼

I can’t wait to get back to doing what I love and getting those homes sparkling again! ✨🧽

Can we have an honest conversation about what self-employed people actually earn? 👀

I often hear:

"£22.50 per hour for cleaning? That's expensive."

But here's what £22.50 per hour actually looks like.

Hourly charge: £22.50

Less:

🏖 Holiday pay = £2.71

🚗 Fuel = £1.50

🚙 Vehicle wear & tear = £1.50

🔧 MOT & servicing = £1.00

📄 Vehicle insurance = £1.50

🧽 Cleaning products & consumables = £0.75

🪣 Equipment replacement & maintenance = £0.50

📱 Phone, software & admin = £0.50

📄 Business insurance = £0.25

💷 Pension contribution = £1.15

📊 Accountancy & business costs = £0.50

Total costs = £11.86

Which leaves:

💰 £10.64 per hour Below minimum wage!

And that's before tax.

The thing is, when you're employed, your employer contributes towards things like holiday pay, pensions, insurance and a whole host of other costs behind the scenes.

When you're self-employed.

You are the employer.

You cover everything yourself.

This isn't a complaint. I absolutely love running my business and wouldn't change it for the world 💛

But I do think there's a misconception that whatever a self-employed person charges is what they take home.

The maths says otherwise.

So I'm genuinely curious.

Right this is a very random post for a cleaning page BUT 👀

I’ve just put together a 7-day, 20 minute glutes + core plan and I’m starting it this week.
I have a wedding in July 😆🥳

And instead of doing it on my own (and falling off by day 3 like usual 🙃)
I thought why not see if anyone wants to do it with me?
We can do it on a zoom so we can be accountable.

No gym. No pressure. Just 20 minutes a day and a bit of consistency.

If you’ve been saying:
“I need to get back into something”
“I’ve got no time”
“I’ll start Monday”
